Kajang East comprises 347 units of two-level terrace and semi-detached houses located on freehold land, and have residential titles. Sizes range from 1,837 sq ft to 3,890 sq ft, while each home has at least 4 bedrooms and 3 bathrooms. The residences are priced from RM675,000, which works out to about RM370 psf.
The development has four precincts. Please note that units in precincts 1 and 2 are strata-titled, while those in precincts 3 and 4 have individual titles.
Having an individual title to your home has several perks. For instance, it’s easier to renovate your property; and the public road, landscaping and playground near your home are overseen by the local council as these are public properties. While the maintenance fee you need to pay is lower as you only need to pay for security, the guards don’t have the power to stop non-residents from using the public roads close to the project and the fence located near your home’s perimeter is not for the entire precinct. Hence, security is not as tight as that for strata-titled units.
In comparison, the strata-titled precincts will have stricter security. This is because their road, landscaping and common properties are co-owned by all residents, and the guards have the power to stop non-residents from entering and using the common properties. However, you will have to pay a higher maintenance fee to maintain them. These common properties are overseen by a Joint Management Committee instead of a local council as these are private properties, so the local authorities are unlikely to intervene if there are funding issues. Another downside is that you need the management committee’s approval before you can renovate your home.
Although these freehold houses are not furnished, the development comes with many facilities. These include a two-storey clubhouse, a multipurpose hall, game room, BBQ area, jogging track, gym, cafeteria, bicycle track, playground and bicycle track.
Apart from the community park and the homes’ modern design thanks to Kajang East’s trademark modern architecture, another selling point of the project is its proximity to the Kajang KTM & MRT interchange stations. Moreover, the development is among the last few freehold landed housing projects within the vicinity of Kajang.

Kajang East is situated in Selangor’s Semenyih area. Its central location attribute is its nearness to the Kajang KTM & MRT interchange stations. The closest roads to the freehold residential development include the Grand Saga Highway, Kajang-Seremban Highway (LEKAS), Kuala Lumpur-Seremban Highway and Kajang Dispersal Link Expressway (SILK). Thanks to its proximity to these highways, it is only 8km to Kajang’s Central Business District (CBD), whereas the heart of Kuala Lumpur is just a 30-minute drive away.
The development is also within a few minutes to major supermarkets like the Kajang and Semenyih Tesco Hypermarkets, Jaya Jusco in Cheras-Selatan, Giant, Econsave Hypermarket along Jalan Reko and the Billion Supermarket, while travelling to the AEON Cheras Selatan Store & Shopping Centre takes about 15 minutes.
It is also close to local and international schools such as Nottingham University Malaysia Campus in Broga, Australian International School at Serdang and Cempaka International School in Cheras. Rafflesia International School is close by as well, likewise for New Era College and Universiti Tenaga Nasional (UNITEN).
Moreover, Kajang East is within a 2- to 6-minute drive from Kajang Plaza Medical Centre, Hospital Kajang, Kajang Specialist Hospital (KPJ) and Britannia Woman and Children Hospital. Residents of the development can also conveniently travel to two golf clubs, namely Bangi Golf Resort and the Palm Garden Golf Club.
