This developer has over 12 years of experience in property development and has even won a few awards to showcase their credibility like the ‘Asia Pacific Award in association with Bloomberg TV 2011’ for their SummerGlades project, the ‘Malaysian Landscape Architecture Awards 2013 for Excellent Landscape Design and Excellent Landscape Planning & Development’ by the Institute of Landscape Architects of Malaysia (ILAM), and the ‘2012-2013 International Property Award Asia Pacific in association with HSBC for Best Industrial Development in Malaysia’.

With only one block towering at 35 storeys, there will be a generous five lifts serving the residents here where per floor, there will only be around eight units in total for more privacy.

With an average price per square foot of around RM550, the listing price for the units in The Riyang starts from RM813,000 onwards. Pricey yes, but considering how spacious the offerings are, the finishes that come with it, and its location being so close to KL, one may argue that it’s quite the bargain.

For one, this property is one of the few last freehold property to be developed in this area that also carries a residential title. And having only 212 units in total in a point-block design gives one that much needed privacy while still having the option to actually socialize and get to really know one’s neighbour without being too overwhelmed.

It also encompasses some green features like rainwater harvesting system, laminated windows to keep out the heat, multi split air-conditioning, and architectural structures that make the most out of natural light and air ventilation for the common areas like the lift lobby.

The facilities provided is another reason to celebrate. Apart from having the standard ones like a swimming pool, a children’s playground, and a gym, there are also the more lavish ones like a Jacuzzi, a Treehouse, an indoor basketball/badminton court and more. Again, the details like having a covered walkway to the gym so that one won’t get wet if it rains, two wading pools where one has a 400 metres depth and the other having a 100 metre depth for the safety of the kids, a pool slide, shaded playground, and pangkin rest areas makes it that much worthy for the imposed maintenance fee of around RM0.30 per square foot.

Kuchai Lama: A happy onion?

Alas, nobody knows how the name Kuchai Lama came to be but considering that many old townships get their names from either things or plants or animals (e.g. Puchong that was known as such because the place used to have lots of burung puchong (English: Heron); did Kuchai Lama used to have lots of daun kucai (English: Chives) planted there then?) Truly a mystery isn’t it?

Kuchai is a suburb that’s strategically located within Kuala Lumpur. It is a mere 10 kilometres away from Kuala Lumpur city centre, 17 kilometres away from Petaling Jaya, 13 kilometres away from Mont Kiara, and basically nearby to many other mature townships of Klang Valley. It is surrounded by ample highways like the MEX Highway that conveniently connects it to Putrajaya and Cyberjaya, the New Pantai Expressway that leads one to Bandar Sunway, Subang, and Bangsar, the Lebuhraya Kuala Lumpur-Seremban that can take one all the way to Negeri Sembilan, and Lebuhraya Sungai Besi that goes to Cheras.

Despite all the excellent connections, sadly when it comes to reliable public transportation (not buses and cabs that may get stuck in traffic jams but more on train lines like LRT tracks), there are none serving this area as of yet. An MRT line is expected to include Kuchai Lama as well so let’s hope that will come to fruition.

Kuchai Lama is so huge that it encompasses several townships like Taman Goodwood, Taman Continental, Taman Kuchai Jaya, and of course the ever famous Happy Garden. Needless to say, plenty of amenities can be found here. The Riyang is located strategically nearby the famous Kuchai Business Park and the NSK Hypermarket, a mere 400 metres away. Within a four kilometres radius, residents can choose to send their kids to either Sekolah Jenis Kebangsaan (Cina) Choong Wen, SK Seri Setia, SMK Seri Sentosa, or SJKC La Salle.

Plus, everyone knows that Kuchai Lama is nearby the famous Old Klang Road which means that Mid Valley Megamall is rather close by too, around eight kilometres away. Healthcare wise, not too bad either considering how a decent size hospital called Taman Desa Medical Centre is located 3.5 kilometres from The Riyang.

Analysis

The Riyang: An assessment.

Around 800 metres away stands Arte @ Kuchai Lama by the Penang-based developer Nusmetro Group that was completed in the year 2015. The Riyang being a less dense project than Arte and having a freehold tenure are definite plusses. Arte can now fetch a subsale price of around RM800,000 and a rental rate of around RM4,500 which shows that this area is definitely a hotspot, indicating the potential that The Riyang carries once it is completed.

Summary

The Riyang: The verdict.

You want a location that’s near to KL city centre, you get a location that’s near to KL city centre… and Petaling Jaya city centre… and even Subang/Shah Alam area! But keep in mind that this busy place may be too congested for one’s likings despite all the conveniences it offers.

And for those with a big family, The Riyang with its spacious offering is definitely a plus. For now, this property is definitely more suited for own-stay rather than rental-purpose but come the MRT lines in the future, it may just write a different story altogether.
