RESIDENSI showcases two 11 and 12-floor blocks or towers of 90 very limited units built over a 2-acre parcel in Taman LTAT. LTAT stands for Lembaga Tabung Angkatan Tentera or the Armed Forces Fund Board.

The layout plan consists of 5 Types with built ups ranging from 1427sq ft to 1730sq ft with 3 Bedrooms, 2 Bathrooms and 1 Storeroom as well as Yard each.  All units come with balcony as well as two free car parks. Other inclusions are: 1 unit Built-in Water Heater and 2 units of Air Conditioners per unit. Gas to the kitchen stove is piped in, as you will see later. This takes away the need to buy gas canisters or include cabinets to hide them.

A Breezy Place

RESIDENSI is a fully facilitated condominium. Below are some of the pictures of the facilities. Because RESIDENSI has been built following the BTS concept, all pictures below are of the real thing.  One thing that is notable here is that the condominium sits on quiet, peaceful, private grounds which evoke a laidback atmosphere as it is surrounded by undeveloped hillocks and wide, empty, traffic-free roads.

It is also very breezy, (windswept even), and cool there. A walkabout on the lower floors ─ as low as the Facilities Podium on the 3rd floor and even inside the condominium itself on the 4th Floor, did not require the turning on of air conditioners ─ it was naturally blustery (you wouldn’t break a sweat at any time) and the views from the windows or balconies were calming to the eye.

Lembaga Tabung Angkatan Tentera (LTAT) or the Armed Forces Fund Board is a government statutory body established to provide retirement benefits and a savings scheme for officers of the Armed Forces and for the Voluntary Deployment Unit.

There are several corporations and foundations under this board and one of them is Perbadanan Perwira Harta Malaysia (PPHM), established in 1984, to provide housing to active as well as retired members of the Armed Forces, their eligible family members and also to members of the public.

As a wholly owned subsidiary of LTAT, PPHM is not just a developer but also manages and maintains the buildings they build as well as project-manage for LTAT and other bodies requiring its services. Summary

Buying a home is very much an emotional process. When you walk through the front entrance, it either appeals to you or it doesn’t.

Maybe it’s the whole setting of peace and calm, maybe it’s the unpretentiousness of the place, maybe it’s the vibes, the sunlight streaming over wafting breeze or even the floor plan and layout, but RESIDENSI definitely has an appeal about it.

For sure, the condominium’s BTS concept makes it easy for you to make informed decisions. After all, you are viewing the real thing, you are looking at actual sceneries from the balcony, walking into real kitchens and rooms, and testing the real living space of your chosen unit

Yes, RESIDENSI has hits and misses here and there and one could argue that the pricing seems to be a tad on the high side. But considering the value of the land in Bukit Jalil, especially on that very strategic spot, the price PSF is actually market rate.

Well, privacy does command a premium. There are only 90 units. And it is common knowledge ─ the lower the density of a project, the higher the capital appreciation in the long run.

If Bukit Jalil is the location you’re looking at and you want a home away from it all yet remain a stone’s throw from the bright lights of the Bukit Jalil Highway (think soon-to-be-ready Bukit Jalil City and all the other developments that will soon avail themselves to you), give RESIDENSI a consideration. There aren’t many places left on that hill that you can truly call quiet and traffic-free in this day and age.
