In a virtual media briefing in March 2021, Sunway Bhd property division managing director Sarena Cheah said that the company is launching properties worth RM2.8 billion in gross development value (GDV) this year.

Among the launches in Malaysia is Sunway Artessa at Wangsa Maju. Previously, the developer entered into an agreement to acquire the 3.69 acres of freehold land in 2019. Sunway Artessa is introduced to mirror the success of Sunway Avila, which is sited about 200m away. Thus, the developer will leverage on its existing customer base that it has built in the area.

The site of Sunway Artessa was acquired by the group’s subsidiary, Sunway Avila Sdn Bhd. It is a strategic acquisition for the developer, as Sunway Avila has been successful, and this points to a current gap in supply of affordable developments near transit centres, and close to the KL city centre. Its strategic location also allows for easier commute and convenience.

On a side note, Sarena is also the first-ever female Malaysia Real Estate Personality of the Year recipient at the first-ever PropertyGuru Asia Property Awards (Malaysia) 2020.

Sunway Artessa is marketed as a suburban transit-oriented development (TOD), as the development is connected to the Sri Rampai LRT station that is 500m away via a covered walkway.

These sizes would be ideal for those looking for larger residential units, especially in the new norm where many seek more space to work from home comfortably. Units’ layout is practical, with dry and wet kitchen, and all bedrooms are designed to face outward for better view, daylight and ventilation.

In response to concerns about food scarcity, and the adoption of a healthier plant-based diet, Sunway Artessa will have a community urban farm plot to provide residents with the opportunity to grow fresh vegetables. Additionally, Sunway Artessa is expected to introduce more than 20 health and fitness facilities.

Sunway Artessa is located within the mature township of Wangsa Maju, and there are plenty of amenities all around. It is right beside Villa Wangsamas (refer to the green area in the Google Map satellite image below), which was completed back in 2010. The development is located about 550m from the Sri Rampai LRT station, which is 6 stops, or about 12 minutes, from the KL city centre LRT stop.

As for malls, Sunway Artessa is just about 1km from Wangsa Walk Mall and AEON BiG Wangsa Maju, and 4km from Setapak Central Mall. Other amenities close to Sunway Artessa include Columbia Asia Hospital, Gleneagles Hospital, International School of Kuala Lumpur, Sri Utama International School, Fairview, and Tunku Abdul Rahman University College. These are all within a 6km radius from the site.

Analysis

Some property purchasers have compared Sunway Artessa with Quinn Residence by MCL Land. According to Google Maps, the distance between these two properties are about 2.7km via Jalan Wangsa Delima and Jalan 34/26.

Quinn Residence’s LRT is next to the Sri Rampai LRT station (a minute’s walk), smaller unit sizes, lower density at 361 units. The project has started development. The main consideration is that the developer is relatively unknown in Malaysia.

For Sunway Artessa, the Sri Rampai LRT station is slightly further away, with bigger units, and slightly higher density at 468 units. So, the target profile would differ slightly. Sunway Artessa is still in the pre-launch stage, but it has something strong going for it – the Sunway brand. For investors, Quinn Residence might be preferred as it’s closer to the LRT station, and smaller units are often easier to rent out.

Both Quinn Residence and Sunway Artessa are relatively close to busy roads and the LRT track that runs along Jalan Mohd Yatim Yahya. So, this could be a put-off for some purchasers.
