Pantai Hillpark is located near the residential enclaves of Bangsar South and Bukit Pantai. This hilltop residence is considered as one of the great successes of property development in the Klang Valley.
Twins @ Damansara Heights is a luxurious development in the heart of Pusat Bandar Damansara. This project is a 4-way joint venture between Lion Group, real estate investment arm of American International Group Inc., Koh Maju (Singapore) and Heeton Holdings Ltd.
Clad in metal and glass, these uniquely shaped towers were designed by Singapore’s Axis Architect Planners and Malaysia’s Veritas Architects, and landscaped by Clouton Design, reputed for projects such as the Putrajaya Waterfront, Suria Stonor, and Sierramas Resort Homes, to name a few.
Twins @ Damansara Heights is in a predominantly commercial area, surrounded by mid-rise office buildings and the famous strip of government offices nearby. This development is elliptical in shape and at an uncustomary angle, as it aimed to maximise the flow of air and natural light.
Twins @ Damansara Heights is also designed to provide all units with spectacular views of the surroundings. The project was well-received, with a reported 70 per cent take-up rate within the first month of its launch.
The development clinched the Asia Pacific Residential Property Awards 2010 for best High-rise Architecture of Malaysia.

Project Details
Twins @ Damansara Heights sits on 2.17 acres of prime freehold land at Pusat Bandar Damansara in Damansara Heights, KL. Launched in 2008, it was fully completed in late 2010, with a gross development value (GDV) of RM20 million.
The luxury high-rise consists of identical towers (Tower A and B) which are 38 storeys high. Floor density is low, with only 4 to 6 units per floor, and a combined total of 318 units.
There are 8 designs for the typical units with built-ups ranging from 766 sq ft for a studio unit, all the way up to 2,078 sq ft for a 4+1 room unit.
All units do not come with balconies, with exception of the Type G1 designs. However, the design features lots of windows and glass panels which allow good ventilation, ambient light and views of the surroundings.
Meanwhile, the penthouse units are double- or triple-storey high. The latter comes with exclusive rooftop gardens. Sizes range from a modest 2,171 sq ft to 5,261 sq ft.
Due to the unique architecture of the building, the shapes of most of the units are unconventional, which leaves room for creativity when it comes to interior design.
Units came with quality finishes such as teak timber streak flooring for the bedrooms, while the living and dining areas and master bathroom, have imported marble flooring. Units also came furnished with built-in modern kitchen cabinets and some fitted appliances.
The orientation of the towers ensures that units do not face direct sunlight. However, this also causes some limitations in the efficient use of the grounds. Nevertheless, facilities at Twins @ Damansara Heights are lavish, featuring 2 sky gymnasiums on the rooftop, exercise studio, swimming pool, function halls, library, and landscaped garden.

Analysis
Due to its prime location, accessibility and affluent address, Twins @ Damansara Heights was well sought after during its launch. It was an opportunity to own a piece of property in the esteemed neighbourhood at a reasonable price.
However, subsequent to its completion, the construction of Damansara City Mall and its sibling projects commenced. The construction of this mega project-affected Twins @ Damansara Heights as half of the development faced the new construction site and there were a lot of construction noise and dust.
The heavy construction vehicles also shared the same access road, causing lots of traffic woes and inconveniences for the residents. This reportedly also impacted the sub-sale of Twins @ Damansara Heights units.
On the other hand, investors with a long term view saw this as a temporary hiccup, and they took this opportunity to pick up units at a discount. They have benefitted with subsequent capital appreciation with the completion of Damansara City Mall, and the much anticipated Pavilion Damansara Heights.
At the present moment, rental at Twins @ Damansara Heights seems to favour the tenant as it was relatively affordable to rent at the luxurious address. As listed on PropertyGuru.com.my, the asking price for a 1,480 sq ft fully furnished standard unit at Twins @ Damansara Heights is at RM1.4 million while the asking rental for a similar unit is approximately RM3,500 per month. Thus, the approximate gross rental yield is 3% per annum.

Summary
Damansara Heights has a predominantly flat residential contour with low density, and the address is normally associated with exclusive bungalows of tycoons and the who’s who since the late 1980s.
As such, when first completed in 2010, Twins @ Damansara Heights was a stark and contrasting residential landmark in the heart of the Damansara Heights commercial district.
A few years on, it is now accompanied and maybe even slightly over-shadowed by other new adjacent developments such as DC Residensi, Sofitel Hotel, Damansara City Mall and the integrated Pavilion Damansara Heights.
Nevertheless, it continues to draw interest from investors and renters due to the strategic location and address.
These new and contemporary developments are changing the landscape of the area vastly. Fortunately for the residents of the older part of Damansara Heights, these new developments are huddled at the core of the commercial district and does not disrupt the charm and exclusivity of the old residential area.
