Bayu Puteri Apartment is one of the many high-rise located in this Tropicana area, which was completed prior to the Tropicana boom. Listings in PropertyGuru in February 2021 showed that the asking monthly rental for 850 sq ft units are from RM1,100 to RM1,500, while purchase prices are asking from RM330,000 to RM430,000.
So, for units purchased at RM350,000, and rented out at RM1,300 per month, the gross rental yield would be 4.45% per annum. For capital appreciation, it’s from approximately from RM138,000to RM350,000 over 17 years for the 850 sq ft units.
The returns are decent, though the maintenance aren’t quite on par as Mutiara Oriental Condominium which was completed in 1998, and located less than 5 minutes’ drive away.
Its neighbouring areas grew in population, and with it, came more motorists on the road. Heavy traffic is a norm at the tunnel near the Tropicana Golf & Country Resort. So, residents will have to be patient if they are using those roads to get to Ara Damansara, Tropicana, Bandar Utama, or Taman Bukit Mayang Emas.
