The Z Residence offers a balance of luxury and comfort in the southern Klang Valley area of Bukit Jalil which currently has quite a number of upscale developments.
The Link 2, (Phase 1) Bukit Jalil ─ a 4.75-acre mixed use development comprising two blocks of serviced apartments, shoplets and shop offices ─ is one of the many projects on Bukit Jalil by Berjaya Land Berhad. Specifically, however, the developer for The Link 2 is Berjaya Golf Resort Berhad, a wholly owned subsidiary of Berjaya Land Berhad.
Berjaya Land Berhad itself is the property arm and a wholly-owned subsidiary of Berjaya Corporation Bhd. Through the years, Berjaya Land has garnered quite a name for itself through its many quality developments across the Klang Valley and more recently, across China, South Korea and Vietnam. (To read more on the Developer scroll down to the Analysis section).
The Background Story
In Bukit Jalil itself, Berjaya Land was one of the earliest acquisitors to obtain approval for the development of some 400 acres of freehold land on that coveted hill. That was back in the 1980s. Today, we see those vast tracts as the 18-hole Bukit Jalil Golf and Country Resort along with a slew of very exclusive Berjaya-built bungalows inside. Berjaya’s highrises include Savanna and Savanna 2, Covillea, KM1 East and West, Anjung Hijau or Greenfields, Arena Green, Green Avenue, The Link Business Centre (completed in 2013, today a thriving centre on Jalan Jalil Jaya) and now…The Link 2. (So now you know the reason why they call The Link 2 “The Sequel of Success”).
About The Link 2 Residences
The Link 2 Residences is the residential component of this integrated development comprising 22 units of 4 and 6 storey shop offices and 178 shoplets (100sq ft to 500sq ft kiosks, startlets etc) in a 5-storey mini mall. The development is currently in Phase 1 of its construction but Phase 2, while still on the drawing board, is widely anticipated to take off soon.
Phase 1 of The Link 2 has three components: (1) Residences, (2) Shoplets in a 5-Storey Mall and (3) 4 and 6-storey Shop Offices. See illustrations below.
The Link 2 Residences itself comprises 539 one to three-room units with built-ups ranging from 667sq ft to 1,218sq ft. The units are housed in two 32 and 36-storey towers. Tower A, the shorter tower, has 223 units while Tower B has 316 units. It’s quite low density. Residents will be given parking bays for 2 cars (for units above 790sq ft).
The Serviced Apartments are located on Jalan Jalil Perkasa 1 (next to Exsim’s Twin Arkz) and directly opposite the 80-acre Bukit Jalil Recreation Park. Residents will thus enjoy a the views of forested greenscape, or the manicured lawns of the 165-acre Bukit Jalil Golf Club backdropped by the bright lights of the surrounding City.
The Serviced Apartment’s facilities include security in the form of a secured Private Lobby Entrance, an infinity pool and gym with pool view.
The Link 2 Phase 1 was launched in 2014. It will be completed by early 2018. Tower A is completely sold out. Tower B, with Type C1 Park View and Type D Golf View, are still open for sale.

A Closer Look at Block B
In terms of facilities, The Link 2 has a comprehensive range of private relaxation facilities for residents and they include an infinity pool, gardens, pavilions and sun decks as well as a gym.
The Link 2 Residences is located in the heart of Bukit Jalil, right where the action is and where it is all happening. For one, Jalan Jalil Perkasa 1, The Link 2’s address, is at the swanky side of Bukit Jalil where the more elite developments are positioned almost shoulder to shoulder from the Bukit Jalil Highway all the way over to the OUG end of the hill. Jalan Jalil Perkasa 1 has become a very important artery road linking the Bukit Jalil Highway to Old Klang Road and beyond.
But let’s start the story from where the project is standing.
Exclusive Golfing Greens as Far as the Eye Can See
Right to its back and side depending on one’s perspective, is the 165-acre, 18-hole championship Bukit Jalil Golf and Country Resort, said to be one of the most talked about golf courses in the Klang Valley ─ a “must-take-up-the-challenge” for avid golfers ─ thanks to the engaging course designed by renowned Australian designer, Max Wexler. And apart from testing out your swing, there are great facilities at the clubhouse such as banqueting, swimming and so on. (The Golf Resort is by Berjaya, in case you didnt know).
But even if one wasn’t a golfer, there’s no denying the magnificent views a golf course can offer, especially one this large. And as you know, there’s always an added premium to the value of properties overlooking a golf course ─ The Link 2 Residences enjoy this premium and is thus primed as a blue chip investment.
A Walk in the Park
And if these greens aren’t enough to satisfy your “outdoorsy” needs, just across the road, opposite The Link 2 shopfronts, lie the 80-acre Bukit Jalil Recreation Park ─ a leafy paradise with lakes, streams, bridges, verdant grounds and trekking paths ─ just perfect for jogging, walking, exercising and spending wholesome, quality family time in the great outdoors together. The inviting park is an excellent motivator to stay active and fit.
Let’s Take a Walk in the Park
So what will it be like then, having an 80-acre park at your doorstep and at your daily disposal if you choose to live here?
Why not take a walk around, inside, through the video provided for an up-close and personal experience? And enjoy the music, meanwhile. They were created specially for these videos.

Urbanity, Connectivity and Vibrancy All Around

About the Developer
As mentioned in the first section of this article, Berjaya is one of the earliest developers of Bukit Jalil back in the day when this side of the Klang Valley was only known for its stadium. As one can see, there is a belt of Berjaya developments stretching from the Bukit Jalil Stadium around their golf resort and over to Jalan Jalil Perkasa 1. This in itself is a showcase of their standing in the industry. The above picture tells of their track record across the country and beyond.
Here is Berjaya’s corporate story:
“Under the entrepreneurial leadership of Tan Sri Dato’ Seri Vincent Tan, Berjaya Corporation Bhd has become a major conglomerate and diversified company in Malaysia. Today, Berjaya Corporation Bhd is engaged in a variety of core activities which include recreation development and management, consumer marketing and retailing, financial services, vacation timeshare, travel, hotel and resorts and property development.
Berjaya Land Bhd, a wholly owned subsidiary of Berjaya Corporation Bhd has long been regarded as a serious industry player within the property market in Malaysia. Berjaya Land Bhd has been building reputable homes for many years, primarily in the Klang Valley area. Some of the new key projects include several high end products like Vasana 25, The Peak @ Taman TAR and several condominium developments at Bukit Jalil called Covillea and Savanna 2. Other projects that are already in the market, among others include the Kuantan Perdana shoplots in Kuantan, Pahang, a mixed development called 1 Petaling Residences and Commerz in the Sg Besi area and a final phase of landed homes in the Berjaya Park township of Shah Alam. More recently, Berjaya Land Bhd has begun to create a growing presence abroad particularly in Korea and Vietnam.
In essence, Berjaya not only offers homes of brick and mortar but more importantly, the company creates beautiful lifestyles and successful residential developments.”

There is no denying that Bukit Jalil is on a development blitz.
It has been written and analysed in various publications countless times that what was once known as the sleepy suburb surrounding a stadium is today poised for impending and unprecedented growth, thanks to the catalyst called the Bukit Jalil Highway. In fact, along with other analysts, the property magazine Property Insight has reiterated the fact that Bukit Jalil is the Next Investment Hotspot.
Now, that’s stating the obvious but it’s a point that hasn’t been missed by developers themselves, if you’ve taken a look at the video of the Bukit Jalil Highway Tour above.
The only question you might want to ask, if you have decided that Bukit Jalil is for you, is which property you should put your money on. Certainly there are a slew of them in various configurations from various developers to choose from, so you’ll be quite spoilt for choice.
In comparison, The Link 2 by Berjaya looks promising. The property is by a solid developer, it is on the good side of the hill and a stone’s throw from conveniences galore. If the price is right and you reckon it will suit your lifestyle…then, why not?
