The Z Residence is a high-rise project by Trinity Group, located in Bukit Jalil. It was developed on a 6.7-acre piece of freehold land with a gross development value (GDV) of RM520 million. The project commenced in 2011 and was fully completed by 2014. It aimed to provide luxury living at reasonable prices.

Conceptualising healthy city living and green conservation, the developer had allocated (at that time) an unprecedented 50 per cent of the entire development for lush green landscaping, which was crafted by an award-winning landscape architect. The vast array of amenities include a landscaped floating garden, sky lounge, infinity swimming pool, passive pool, children’s playground, and barbeque area.

The Z Residence units have a north-south orientation, offering either a Kuala Lumpur or Petaling Jaya skyline view. Units are designed to be well-ventilated, and come with floor-to-ceiling double-glazed windows to ensure that natural lighting is aplenty while deflecting sound and reflecting heat to ensure comfort for its residents.

The developer has also implemented green initiatives such as rainwater harvesting and equipped each unit with a Greengard Waste Disposal System, which separates dry and wet waste, recycling the wet waste into fertilizers. For peace of mind, The Z Residence is also equipped with a 3-tier security system at the guardhouse, lobby, and comes with perimeter fencing. Despite the many amenities, the developer managed to keep building cost to a conservative figure by integrating practical designs and value-sourcing without compromising on quality.

The Z Residence comprises 4 blocks of 26 and 27 levels with a total of 1,136 units that sits on top of a 5-storey carpark podium. There are 6 design options with a choice of 2 or 3 bedrooms. Built-ups are sizable, ranging from 1,032 sq ft to 1,407 sq ft. Blocks A, C and D has 11 units per floor with 3 lifts to service, while Block B has a higher density of 13 units per floor with 4 lifts. All units come with air conditioning in every room and the living hall.

During the development of the project, residents of the nearby Bukit OUG Condominium raised concerns over the impact of the construction, fearing the risk of landslides due to levelling works at the slopes. The developer then held numerous dialogue sessions with residents, the local council and Kuala Lumpur City Hall and took the necessary precautionary measures to ensure that the impact of the development towards safety and the environment would be contained.

Another concern was the expected traffic congestion that would be a result of this as well as other neighbouring high-density projects in the area. To address this concern, a 800-metre access road costing RM3 million was built between Jalan BK 1/20 and Jalan 4/155 to alleviate the traffic congestion in the area, shortening the distance between Puchong to Bukit Jalil via the Bukit Jalil Highway.
