Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
The Alam Perdana township is developed by LBS Bina Group Bhd. The group is also the developer of successful township developments such as Bandar Saujana Putra in Tanjung Dua Belas, and D’Island Residence in Puchong.
The Alam Perdana township has been and remains a focus for LBS since its launch in November 2017. The township has launched 3 phases of landed residential projects, namely Simfoni Perdana, Irama Perdana, and Rentak Perdana.
LBS Alam Perdana sits on 469.86-acre of leasehold land in Bandar Puncak Alam, Selangor. The project is fully gated and guarded, and comprises both landed and high-rise residential development, commercial development, and Perumahan Penjawat Awam Malaysia (PPAM).
The residential properties include double-storey terrace houses, semi-detached houses, townhouses, and high-rise apartments. There will also be an educational hub, community centres, and recreational gardens around the Serenity Lake.
Affordability, connectivity and community are 3 of the most important factors that buyers look for in a new home. With LBS Alam Perdana, the developer’s mission is to build a township that brings people in the community closer and foster a sense of togetherness.
The neighbourhood will also have two recreational parks with various facilities, including a yoga lawn, barbecue area, jogging track and several sports courts, to encourage community activities.
The development will be developed over 8 phases, and it has a total gross development value (GDV) of RM2.7 billion. The project caters for all types of homebuyers. As at October 2019, all previous launches have been well-received, with units almost fully taken up.
LBS Bina Group Bhd launched its first high-rise development in LBS Alam Perdana township, Melodi Perdana, in October 2019. Melodi Perdana is expected to further enhance the vibrancy of the township, emulate the success of earlier phases, and continue to perform well.

Analysis
With an attractive price point, units at LBS Alam Perdana will appeal to homebuyers, especially first-time homeowners, upgraders and working professionals, who seek a modern home in a serene environment, that is supported by a network of amenities.
The LBS Alam Perdana project is developed in a location which is seeing an increasing presence of big developers who are converting agriculture land into township projects. As a gated and guarded development, LBS Alam Perdana will set a new benchmark in Ijok. LBS Alam Perdana empowers homebuyers to enjoy community living that also encourages residents to lead a healthier lifestyle.
If purchasers cannot afford landed houses in LBS Alam Perdana just yet, they can start with the high-rise and upgrade to a townhouse, and later to the terrace houses or semi-detached houses. This is what a sustainable township for all is about, according to the developer.
The group is also prepared to spend the next 8 to 10 years building this township. There will also be some commercial shoplots, which the developer will not be selling. They will keep them to ensure the best tenant mix that can boost the liveability of LBS Alam Perdana.

Summary
Building a successful township entails careful planning with the mindset of building a place for all – be it the individual, family, or investor. LBS aims to develop LBS Alam Perdana as a self-sufficient township through a good mix of landed residential developments, commercial developments, and affordable homes to address the current needs of the market.
The developer wants to be inclusive and cater to everybody’s needs. This is why they offer homes of different price ranges in LBS Alam Perdana. It is meant to be a township for all.
The development is one of the projects offering the Home Ownership Campaign (HOC) 2019. It has been advertised as “Buy a home now and save from RM43,000 to RM175,000”, until 31 December 2019.
If you are interested in a 901 sq ft unit at Melodi Perdana that is priced at RM360,000, the monthly repayment would be approximately RM1,603. This is based on a 30-year 90% LTV loan of RM324,000 with an interest rate of 4.3%. The monthly repayment figure is derived from the PropertyGuru Home Loan Calculator.
