Duta Tropika is a freehold development along Jalan Dutamas 1 in Sri Hartamas, Kuala Lumpur. It was developed by SP Setia, and according to them, purchasing property is a very personal choice and people will have their own preference.

From their experience, buyers of Duta Nusantara and Duta Tropika liked these projects’ proximity to downtown Kuala Lumpur, educational facilities, and a host of modern amenities.

In fact, projects such as the tropical enclaves of Duta Nusantara is the winner of FIABCI Malaysia 2006 best low-rise development award, and Duta Tropika upped the bar in the luxurious market. Duta Tropika pampers homeowners with resort-styled homes that are decked in quality fittings.

As Duta Tropika is located in an affluent area, purchasers expect this high-end product to have a unique concept, lifestyle living, security, high potential for returns, and proximity to amenities. The development has been highlighted as providing a strong sense of community, and that is one of the reasons that makes Duta Tropika a unique development.

The 13-acre Duta Tropika was completed in August 2006, and the developer was the property manager of Duta Tropika from day one until Henry Butcher was appointed as the property management team in March 2015.

Project Details

Duta Tropika has 138 courtyard villas and garden villas. These comprise 3-storey terrace link houses and 3.5-storey semi-detached houses, with built-up sizes ranging from 3,818 sq ft to 6,850 sq ft.

. The development has been highlighted as providing a strong sense of community, and that is one of the reasons that makes Duta Tropika a unique development.

Duta Tropika is located on a long and narrow strip of land. Thus, the architect orchestrated for the courtyard villas to be in the centre of the development, sandwiched by garden villas on both sides.

Each garden villa features a balcony with white glazing on the top floor which reflects the house light when switched on. An entire floor of each of them is a Master Suite.

There aren’t many facilities at Duta Tropika, but it’s adequate. Facilities include swimming pool, jacuzzi, sauna, gymnasium, function hall, community centre, children’s playground, open field, and visitor parking.

The security features are rather comprehensive, as it includes Intrusion Detection System, CCTV video surveillance, guard patrol system, home alarm system with panic button, and vehicle and pedestrian access control system.

The security mobile app known as Graaab has features such as emergency assist, intercom call, real-time notice board and visitor registration. This app also ensures that those who enter the neighbourhood is someone authorised by a resident.

. The development has been highlighted as providing a strong sense of community, and that is one of the reasons that makes Duta Tropika a unique development.

Another unique aspect of Duta Tropika’s management system is its automated maintenance schedule mechanism. It’s a custom-made checklist and schedule for the property management team to check different parts of the property, weekly and monthly.

The launch price of these villas started from RM1.5 million.

Analysis

There’s no denying that Solaris Dutamas added value to Duta Tropika as the shopping centre is just a few steps away. However, residents were also wary of possible issues such as noise at night and double parking on the road sides.

Although largely residential, Sri Hartamas is host to a vibrant community. The malls and wide range of trendy restaurants appeal to the higher-income residents there. There have been plenty of new developments in the Sri Hartamas / Mont Kiara area, especially high-rise condominiums. There is a huge potential in Dutamas area, as integrated developments like KL Metropolis by Naza TTDI Sdn Bhd are being developed.

Available listings in PropertyGuru in April 2021 show that the asking monthly rental for 4,300 sq ft units are about RM12,500, while purchase prices are asking from RM4.38 million. Thus, the gross rental yield would be about 3.42% per annum.
