Setia Alamsari was initially developed by SP Setia’s sister company, I&P Group Sdn Bhd, and it was named Alam Sari. I&P Group started developing the first 432.5-acre parcel in 2007. Then in 2017, SP Setia bought a 342.5-acre site nearby and acquired I&P Group. SP Setia merged the 2 sites into a 775-acre township, and rebranded it as Setia Alamsari.

Launches after the merger included several phases of landed homes such as terraced homes, superlink homes, semi-detached homes, and bungalows, priced from RM668,000.

As at April 2021, the overall development of has reached 35%. There are many more developments and facilities to come at Setia Alamsari. SP Setia will launch more medium-priced terrace and linked semi-detached homes to meet the current market demand. These houses are high in demand among the communities in Kajang, Bangi and Semenyih. This year (2021), the developer plans to unveil the first phase of commercial shop lots.

Setia Alamsari focuses on market groups like first-time homebuyers, young adults, upgraders and small families who still prefer to own affordable landed properties at decent locations. With projects like these, SP Setia believes that more buyers will choose to live in Setia Alamsari, given the strategic location and accessibility around the Kajang, Bangi, and Semenyih area.

Analysis

According to the developer, most buyers are from the surrounding areas such as Bangi, Kajang, Seri Kembangan, and Petaling Jaya, as well as existing residents of Setia Alamsari. They are mainly looking to upgrade from their existing homes.

With the experience of staying home during the MCO (Movement Control Order), more people want more space at home. The main challenge in the current market condition is getting end-financing approval as banks are cautious in lending. To mitigate this, SP Setia is offering a zero-down payment plan and rebates to help customers with initial payments. In 2021, the developer plans to launch terraced homes of 20ft by 65ft, and 22ft by 75ft, and cluster homes.
