Taman Taming Jaya

Taman Taming Jaya is a mixed township development which located in the outskirt town of Balakong, Selangor near Seri Kembangan. This project is officially completed in the year of 1998 and the tenure is freehold. The area was developed by its developer when it was surrounded by rubber estate. At that time, there was no other developer prepared to take risk on developing the part of Klang Valley. The developer of this project is Tanming Berhad’s. Tanming Berhad’s was established as a property developer development company on 14th February 1979. It extends to commercial and industrial types of development based on its experiences as a housing developer. These developments include reviving abandoned projects that is lack of financial or technical capability. Taman Taming Jaya is a very good choice for those who wants to stay at the area as a home. The location of the project which is far away from town area provides a very comfortable living environment to the residents as they can enjoy a peaceful and tranquil lifestyle. Many amenities like schools, grocery stores, food place, clinics and shopping centers are located nearby. Even though Taman Taming Jaya is not around the town, but it can be easily connected to its neighbouring town such as Cheras South, Kuala Lumpur or even Petaling Jaya. This area is connected to other part of town by the Kajang Dispersal Link Expressway or as known as SILK Highway, Cheras-Kajang Highway, KESAS Highway and KL-Seremban Highway. Besides that, there are Serdang KTM Station and Sungai Besi LRT Station located within 10 kilometers from Taman Taming Jaya. This is very convenient for the people who travels via public transportation. There are many schools situated over there. For example, the primary schools nearby are Sekolah Jenis Kebangsaan (Cina) Balakong, Sekolah Kebangsaan Taming Jaya, Sekolah Kebangsaan Taman Sungai Besi Indah, Sekolah Jenis Kebangsaan (Cina) Connaught 2 and the secondary schools nearby are Sekolah Menengah Kebangsaan Bandar Damai Perdana, Sekolah Menengah Kebangsaan Desa Serdang, Sekolah Menengah Kebangsaan Cheras Jaya. Also, there are a few private education institution such as Australian International School Malaysia (AISM) and Portman College. In addition, people can easily find amenities such as dental clinics, hospitals, clinics, banks, saloons, convenience stores, 7-Eleven, Giant Supermarket, Aeon Mall, Econsave Supermarket, cafes, restaurant and mamak stalls. Taman Taming Jaya include semi detached house, terraced house, factory, shop apartment and industrial land. The semi detached house comes with 2 storey, includes 4 bedrooms and 4 bathrooms. Its land area is 3,420 square feet and its build up is 1,820 square feet. While the shop apartment comes with 3 storey, includes 3 bedrooms and 1 bathrooms. Its land area is 1,650 square feet and built up is 850 square feet. Terraced houses are all 2 storey buildings, including 4 bedrooms and 3 bathrooms. The built up of terraced houses are 1,900 square feet. Lastly, the industrial land occupied 48,750 square feet of the land area and the built up of factory is 7,520 square feet. Taman Taming Jaya is completed in 1998. The highest price for the terraced house is MYR 930,000 and the lowest price for terraced house is MYR150,000. The highest price per square feet is MYR422 and the lowest price per square feet is MYR179. While for the apartments, the highest price for the apartments is MYR150,000 and the lowest price for apartment is MYR50,000. The highest price per square feet is MYR256 and the lowest price per square feet is MYR75. Under the industrial property. The highest price of detached factory, semi detached factory and terraced factory is MYR16,500,000, MYR4,330,000, MYR2,230,000 respectively which the price per square feet is MYR337, MYR397, MYR625.
