Selayang

Selayang is a large and developing township in the Gombak region, just 15 minutes’ drive north of Kuala Lumpur City Centre.

This rapidly evolving neighbourhood is strategically located on the Selangor-Wilayah Persekutuan state border, on the major route to Rawang along Jalan Ipoh. The area’s relatively good accessibility to Kuala Lumpur and affordable real estate prices make Selayang property an attractive opportunity for the right buyers, particularly those looking for affordable housing within easy travel distance of downtown KL.

The more traditional properties in Selayang are comprised of low-rise terrace housing, but new developments are changing the landscape of this sprawling and varied neighbourhood. A house for sale in Selayang today is as likely to offer modern townhouse living as it is the more recognisable semi-detached terraces of the older parts of the suburb. Construction of Selayang condo complexes such as Selayang 18 and One Selayang have also led to growth in condominium units throughout the area.

Selayang property is perhaps a story in two parts, with the outer fringes of the suburb enjoying relatively easy access to natural attractions, while the area closer to KL enjoys better connectivity at the cost of more congested local infrastructure.

Selayang Mall is a focal point of the area’s retail offerings, a bustling family-friendly mall with retail and entertainment alongside a number of restaurants and other F&B establishments. Selayang Capitol Kompleks is another local alternative, with a limited number of retail offerings, alongside a cinema for entertainment.

The neighbourhood’s location on the outskirts of Kuala Lumpur’s urban sprawl provides some excellent opportunities for leisure time in an outdoor setting. The Forest Research Institute Malaysia, or FRIM Selayang, offers a beautiful escape from city living complete with lush green walking trails, landscaped gardens, and even a canopy walk. Bukit Lagong, which FRIM covers in part, offers further opportunities for outdoor and river sporting activities. The wider Taman Rimba Komanwel, or Commonwealth Forest Park, is a great location for residents to enjoy an escape to nature.

Selayang is also home to the famous Selayang Hot Springs. This small but popular hot spring offers a number of ponds at different temperatures for visitors to enjoy. You can even enjoy some food at the local mamak stalls that serve the area at popular times.

Selayang food is varied and spread throughout the suburb, as you might expect from this large and sprawling neighbourhood. Popular food courts at malls form part of the local offering, while favourite local restaurants and hawker centres provide alternative food to meet diverse tastes.

Grocery shopping in the area can be undertaken at a number of supermarkets and hypermarkets. Tesco Extra is a busy local hypermarket where you can find all your grocery and household goods, as well as boasting a food court and other retail offerings within the building. NSK Trade City is another popular local hypermarket, offering a broad range of fresh and staple goods. Pasar Tani Borong Selayang, or Selayang Wholesale Market, is a notable and unique shopping location, with a large wholesale market selling fresh and wet goods at competitive prices.

The neighbourhood is served by a number of public schools for primary and secondary education. Its strategic location also offers relatively easy access to a number of reputable international and private schools. Baseerah International School and Sri Bestari School are respected private schools within close proximity of the township.

Selayang’s position at the northern edge of Kuala Lumpur is both a benefit and a challenge for local connectivity. Simple transport links provide direct access through Federal Route 1 into the heart of KLCC, although certain parts of the suburb close to this route can suffer congestion at busy times as a result. Access to the Kuala Lumpur Middle Ring Road 2, otherwise known as MRR2, provides another key transport link for residents of Selayang. This highway offers direct connections into the Damansara area of Kuala Lumpur, as well as links south via the Damansara-Puchong Expressway.

Public transport within the township is limited to Rapid KL bus services, with a number of routes linking the township with locations throughout Kuala Lumpur. The nearest alternative public transport is found at KTM Komuter Batu Caves, offering direct links to KL Sentral and onward connections to KLIA Ekspres and national rail services.
