Maisson, Ara Damansara is a freehold serviced apartment located along Jalan PJU 1a/3 in Ara Damansara, Petaling Jaya. Leveraging on 28 years of strong financing relationship with banks, 128 Ara Damansara Sdn Bhd, a subsidiary of Newfields Property is the sole developer of this medium-cost luxury serviced apartment. Maisson was actually an abandoned project about 8 years ago and was taken up by Newfields Property in the year of 2014 based on its future projection that Ara Damansara is going to boom.

Maisson is a family themed development with the prime target being the family market. With that, the project comes with various facilities such as a kindergarten, commercial spaces that house grocery store, food places and cafes. Besides that, Maisson marketed and delivered the concept of “Barefoot Luxury” whereby lush greeneries are found within the modern architecture with the 3 acres of Landscaped Deck & Sky Garden and successfully depict sense of relaxation for the tenants.

Ara Damansara is indeed a quiet living sanctuary as compared to the more hustle living of the likes of KL, PJs and Subang Jaya. The area is strategically connected to NKVE highway that offers easy access points to many neighbouring townships such as Tropicana, Bandar Utama, Subang, Kelana Jaya. Public transportation in the area includes buses and taxis and the nearest train station is Kelana Jaya LRT station. Regardless, this area is an established neighbourhood with plenty of amenities although not in abundance. Lembah Subang Primary & Secondary Schools and Tropicana Primary & Secondary Schools are nearby. Other amenities include banks, clinics, shop lots, eateries, offices, colleges, mosques, churches, petrol stations and more. Citta Mall, Giant Hypermarket, Tesco Extra and Paradigm Mall are a short drive away.

Facilities featured in this serviced apartment include 50m infinity pool, children's pool, gymnasium, multipurpose hall, kindergarten, sunrise & sunset gardens, kids' playscape, linear garden, sky garden and more. Of course the multi-tiered security is exceptional too.

This five-block freehold residential building covering a total of 8,9 acres of land comprises of 4 old blocks from the previous abandoned development and now with an addition of a “premium” 5th block. Standing at 23 storey tall, one might be able to get some pretty solid views. Maisson carries a total of 1,247 residential units and it houses several commercial shops below the condo. Maisson’s block 1 to 4 offer 5 types of layouts ranging from 500 sq ft to 1385 sq ft while the “premium” 5th block offers 4 types of layouts raning from 595 sq ft to 1105 sq ft. The smallest built-up will be a studio unit and as the built-up increases, so are the number of bedrooms with the largest carrying 3 bedrooms. What makes the 5th block premium will be the lower density of the block with only 167 units as well as serviced by 4 residential lifts. Besides that, all the units come with 3 side by side carparks. As for block 1-4, they only come with 2 carparks.

The interior fixtures provided by Maisson are rather exceptional too. The master bedroom’s bathroom comes with a nicely fitting shower glass that oozes class while saving buyers from spending additional money to get one installed. The developer is certainly not cutting down on the quality for a few bucks when the basin, water tap, showerhead and toilet bowl are all Johnson Suisse that guarantee quality. The developer also provides Rubine gas cooker with an overhead hood and oven. The “premium” 5th block is given a black granite kitchen top that is perhaps another selling point of the 5th block. However, all the blocks are given the same wooden cabinet that matches perfectly with the kitchen top regardless of whether it’s a black granite in block 5 or a solid surface in block 1-4. As mentioned earlier on, Maisson was an abandoned project by another developer due to financial shortsightedness back in 2007. Newfileds decided to take up Maisson in 2014 and the project is completed in Q1 2017. The initial listing price was somewhere between RM 360,000 to RM 1,151,000. The rebates were a different between the “premium” 5th block and the other blocks as well where Block 5 was given 8% rebate with RM 15,000 cash rebate and more impressively will be a free 3 years free maintenance fee. As for Block 1 – 4, they only get an 8% rebate. The maintenance fee is priced at RM 0.30 per sq ft. The project is well received by homeowners and investors considering most of the units were sold out with a few units left since the launch.
