Investment Potential — Dependent on Unit Choi
We picked a 2-bed unit (~764 sq ft) in Starview Bay for investment because the PSF still looked reasonable for the view and location in Iskandar. Listings show units like ~RM 1.2K/psf for smaller lots. That said: the rental enquiries are steady but not booming, and the precinct still lacks some of the retail buzz. For it to perform, you really want higher floors, sea-facing orientation, and good condition. If you end up with a lower floor or facing internal roads, your yield might under-perform.

We moved into a 3-bed unit at Starview Bay about 18 months ago. The view from the balcony over the sea and mangrove edge gives a rare sense of drama and openness—especially when the light hits just right. The building feels new, the air is cleaner than city-centre, and the freehold status helped seal the deal. But to be honest: many of the shops and services around are still catching up. Some weekends we drive out for essentials rather than walk. If you’re after a slick resort lifestyle now, you’ll find bits missing; if you’re buying the view and future, it makes sense.
