1. Person A has just bought a house from a previous owner. This is a sub-sale.
2. The house is about 6 or 7 years old.
3. The house inspector was assigned by the real estate agent.
4. The house inspector gave a valuation that the house is in perfect condition.
5. Then A bought the house.
6. A enquired about the defect with the real estate agent and the agent said all will be fixed.
7. After all the loan and agreement procedures are done, A went to take the key and found that the house ceiling got holes and many other defects. 
8. Now, the lawyer and the real estate agent are saying they cannot do anything about it.

How can the buyer claim for the defect? Can the real agents be reported?

Hi. Firstly, sorry to hear that. Back to your question, if there was a clause on SPA stating about the repair of defects will be done by the seller; you might have a chance to highlight this matter. Generally, for subsale, property is sold on an "as is where is" basis. Unless stated otherwise. Everything must be written proof. Hope this helps. Thanks. Read More
