This matter involved 2 owners. Owner (A) is my old Landlord and owner (B) is the new Landlord. The problem started 2 weeks ago, all of a sudden, Owner B called up claiming that she is the new owner of this shop I am renting and demanded we increase our rent. But I informed her that I already signed the tenancy agreement with Owner A for 2 years and that is not so fair for us. Later I only realized when she mentioned that the owner A didn't send the contract for legal stamping and is considered void. None of the owners above (A or B) provide us any black and white notices-regarding transfer of ownership. And Owner B just verbally said, "If I don't want to continue renting I can move out by giving us 2 months notice to search for a new location. It is not me terminating the contract early, it is the new owner forcing us to comply with her new terms by overriding the previous contract that I had signed earlier.

Now I am facing early termination by the landlord and evict us randomly, without a court order which I believe is unlawful for a landlord.

So my plan is I no longer want to continue renting that shop and move elsewhere, but my worries are as follows:
a) Can I get back my RM2000.00 deposit? When should I expect the deposit to be refunded legally?

b) Before I moved in and rented that shop all the furnishings were in existence such as partitions or glass panel doors ( except furniture ). My question is will the new owner demand me to clear off the old fixture & fittings before she will agree to refund my deposit?
