Some see heavy traffic as a sign of an area's popularity, and established infrastructure. Tuan 2egacy's location offers convenient access to offices, shopping and recreation, and it is relatively close to Mont’Kiara, Sri Hartamas, and KL city centre.
As for HTC, It isn't conclusive that staying near them can lead to health issues. While homes should nevertheless be built at a safe distance from power lines, some do build relatively close by to projects. It really depends on how high is the emission of the EMF. Some have pointed out that EMFs dissipate with distance. So, a safety distance of 700 feet may be needed to be sure that you are reducing the exposure levels. That said, a tree close to a home could also topple and be a concern during a storm.
So, on both accounts, it really depend on your level of acceptance of heavy traffic and the cables.
In terms of investment, let's take a look at Tuan Residency which is located close to Jalan Kuching and also by the same developer. For a 878 sq ft unit purchased at RM460,000 and rented out at RM1,500, the approximate gross rental yield is 3.91% per annum. Now, let's take a look at loan. If you take a 90% margin of finance, then the monthly installment is about RM1,640 per month (based on a 35-year loan at an interest rate of 3.2%).
However, as market condition improves, the rental yield and capital appreciation for both Tuan Residency and Tuan 2egacy could be attractive come 2025 (when Tuan 2egacy completes).
