This residential development nestles in a prime location with a myriad of surrounding amenities in the mature township, including public transportation (LRT stations), shopping malls, healthcare, recreational, and education institutions.
Where the front portion of the illustrious Penang island is already laden with development, MTT Properties and Development Sdn Bhd got it right when its founders secured a spacious landbank measuring some 300 acres in Balik Pulau some 20 years ago.
Balik Pulau is short for ‘di sebalik pulau’ which means ‘the back of the island’ in Malay.
This side of the island of Penang has been pristine and is now witnessing a series of development of housing sanctuary for people who appreciate tranquility and a natural environment. Plus, this is a landed property project at a very hilly area of Penang.
Botanica.CT is to become Penang’s first garden township which has been planned to surround the affluent community of Penangites. It will be known as Bandar Baru Air Putih, a self-contained township which will also cater for the rest of Balik Pulau’s population.
The entire masterplan of Botanica.CT garden township is slated for development throughout 9 well-designed residential phases.
This affluent neighbourhood has its very own international boarding school and in a matter of years will have its own commercial village, retirement resort, medical center, health and spa resort and a residential clubhouse to serve Botanica.CT’s discerning residents.
Botanica.CT township has a total of up to 363 units for sale since starting out in 2005.
The project on sale now is Botanica.CT’s fourth residential phase, the Botanica 5(5A and 5C), which altogether has 32 units of 2-storey and 31 unit of 3-storey terrace houses. When we visited the sales gallery, it was already about 70% sold.

We take a look at Botanica.CT Phase 5 units, 5A and 5C.
Botanica 5A comprises of 2-storey and 3-storey terrace homes that embraces contemporary surrounding. Each house includes a wide gate entrance and generous bedroom areas on the 2nd and 3rd level, respectively. 2 Storey Semi-detached
Land Area – 3,000 to 4,200 sq ft; Built-up – 3,000 to 3,300 sq ft
Compared to the previous phases, Phase 5 seems to have more modern look, with simpler curves for its exteriors. It also incorporates the green elements into the function by allowing more sunlight into the living spaces.
Here are some brief details pertaining to the other phases of Botanica 1, 3 and 4.
The first phase units are already sold out, with sub-sale unit available for purchase, while the third phase is still available with limited units.
Still, it ought to be a good idea to take a drive down there to get to know the location better and to get a feel of the environment.
Here is a look at the past phases of Botanica CT. which have already been fully-occupied with some sub-sale units available for interested buyers. They all are different in designs and layouts.
The first phase of BOTANICA.CT is located on over 17-acres of virgin land. 169 units of English tudor-designed double-storey terrace, semi-detached and bungalows built around a 3-acre landscaped park.
Completed with Occupational Certificate (OC) in 2008. When it was launched, one unit was priced at approximately RM400,000. Today it has appreciated healthily.
The second residential phase has three different designs, each distinctly inspired from colonial architecture occupying over 7-acres of land. Altogether, there are 103 units of double-storey superlink, semi-detached and three-storey link homes.
The houses in Botanica 4 have a dramatic architectural presence and a resort-like appeal which stand out in the entire Botanica.CT township.
Botanica 4 offers 29 tropical hillside villas in several eclectic layouts and styles ranging from 7,000 to 10,000 sq ft. Each has individual swimming pool sprawled over 10-acres of elevated land, approximately 40-50 m above sea level granting its residents a view of the horizon where the sea lies. Altogether, Botanica 4 presents 7 exclusively-designed three-storey villas.
Much thought has been put into this phase to give those who can afford the fine life, a run for their money.
Each home has a poolside cabana, and is set off by a water feature and lush landscaping. All the villas are equipped with an elevator, and there are ensuite bathrooms to all bedrooms.
Botanica.CT is the first garden township of its kind in Penang – a private, secure village in its own right. There’s also a retirement resort, a modern clubhouse and a health and spa resort.

There will be a shopping mall in the near future. This shopping mall will be catered to the neighbourhood surrounding Botanica.CT and bound to be an exciting stop for the entire Balik Pulau population.
Below, is an introduction of the group and its history taken from its website.
About the developer
‘MTT Group of Companies has its origin since 1963, with the establishment of the Malaysia Trade & Transport Co Sdn. Bhd. by the late Dato’ Ong Chin Teik, when we started as one of the local pioneers in barging, stevedoring and shipping.
In 1988, Priority Cargo Sdn. Bhd. and Priority Bonded Warehouse Sdn. Bhd. were founded by Dato’ Dr Kenny Ong, as a natural progression to offer a comprehensive and one-stop total logistics solution. In 1994, Priority Synergy Sdn. Bhd. was setup within the Central Region of Peninsular Malaysia, which initiated the expansion of our presence to the rest of the country and the world.
Dato’ Dr Kenny Ong took over the leadership of the MTT Group in 1995. MTT Group moved to a 13-storey private headquarter building in 1996 and continued to grown financially and in size. We have enjoyed rapid growth with the turn of the millennium in terms of the diversification of our portfolios. We started with the incorporation of the MTT Properties & Development Sdn. Bhd. in 2005, to venture into the township and property development business.
The wealth of expertise and resources in developing ad establishing businesses over the years has prompted us to extend our currency of ideas and practical ability to the business community.
Therefore, Priority Resources Sdn. Bhd. was reformulated to house the information service & software solution division and the business service solution & consultancy division, offering innovative information technology software & hardware solutions as well as specialised practical business solutions respectively.
Our vision to enhance the quality of life and humanity was further realised when we founded the Prince of Wales Island International School, or POWIIS®. Our school welcomed its first students in 2011, marking another new chapter of our Group, in which our expertise in education are being accumulated. We were especially honoured to celebrate our official opening with the blessing of Her Royal Highness Seri Paduka Baginda Raja Permaisuri Agong Tuanku Hajah Haminah.
Despite our diversification, MTT Group has never forgotten its historical roots in logistics. In 2010, MTT Shipping Sdn. Bhd. was established to own and manage a fleet of container vessels, which significantly adds to the provision of domestic shipping services within Malaysia.
Our businesses inventories a suite of diverse competencies, in which when synergised, can collaboratively offer integrated and dynamic solutions to support the needs of our clients, whether to support in forming ideas, shaping or realising entrepreneurial ambitions, with the ultimate aim of creating a better quality of life for all. We look forward to share our knowledge, experiences, hopes and dreams with you to create a better and more sustainable future for all humanity.’ – Source, MTT Website at http://www.botanica-ct.com.my/
Botanica.CT is located along the banks of Sungai Air Putih in the district of Balik Pulau, in the south west region of Penang Island. It is highly accessible via several expressways, which puts it a mere 23km from the Penang International Airport and about 40 minutes away from the heart of Penang, Georgetown.
It was pretty exciting for us this time around because a few days ago late January, Malaysia had received news reports saying that there was going to be cool temperatures in Penang for Chinese New Year this year. Barely a week after that, the Malaysian Meteorological Department (MetMalaysia) came out to refute the claim, to our dismay.
The weather was, in general, ‘consolably’ very cloudy though. The mild sun was always shrouded behind the dark clouds in windy days throughout the week in the island. It was a perfect weather.
So one Thursday afternoon, we went in search of Botanica.CT.
After what was a pleasant 30-minute drive from Bayan Lepas through an elevated bridge and road surrounded by trees, we arrived at Anjung Indah. We managed a few snapshots of the view overlooking Balik Pulau township over yonder. It was a brief stop, but we managed to find out the eye-catching treats along the way leading ‘home’.
This town is the main attraction to Balik Pulau where most Penangites would stop by for a bowl of Balik Pulau’s famous Siam Laksa.
Banks available for Balik Pulau residents include Maybank, Ambank, Agrobank, CIMB Bank, Hong Leong Bank, Bank Rakyat and Bank Simpanan Nasional, among others.
The post office, Zakat Pulau Pinang and clinics can all be found in the towncentre of Balik Pulau.
Penangites from the city centre are also quite diligent to come here for a visit and tour in the weekends either for delicacy-hunting or just to immerse in the slow pace of BP town. Balik Pulau is a fruit orchard haven, filled with durians, mangosteens and rambutans, and other tropical fruits.
From the heart of Balik Pulau town, we made our way through a smooth road that led us further into the location towards Teluk Bahang. We arrived at Botanica.CT along Jalan Sungai Rusa.
Distance from Botanica.CT to several main locations :
5.3km to Balik Pulau Town
20km to Bayan Lepas
23km to Penang International Airport
15km to Teluk Bahang
25km to Georgetown
47km to Butterworth
4.7km to Hospital Balik Pulau
We found a very useful and informative site here that shares about the history of Balik Pulau and the whole of Penang island, in general.
The Malaysia Site : Balik Pulau
Malaysia’s top school in the middle of Botanica.CT
One of the highlights of Botanica.CT is its proximity to the Prince of Wales Island International School (POWIIS).
Opened in 2010, the Prince of Wales Island International School (POWIIS) is situated in the heart of Botanica.CT. POWIIS has an exclusive location in the island and has the most up-to-date facilities nestled in a campus environment which is serene and beautiful.
Clubhouse for Botanica.CT
Situated within Botanica.CT development in Balik Pulau, Botanica Mansion, an English mansion built in the early 1881, is restored to its glory and will operate as a Clubhouse, solely for Botanica.CT residents.
The Mansion(clubhouse) offers residents a gymnasium, swimming pool and a restaurant for daily dining and private events, it also houses 4 different concept suites for visiting guests.
The sprawling garden surrounding the mansion is ideal for outdoor dining or just reading a novel shaded by a 100 year old tree.

For a double-storey semi-detached house starting with the price of around RM700,000 in the island of Penang, this is indeed a gem which is hardly found anymore in the front area of Penang.
One can be assured that for the price paid for a good unit like the ones at Botanica.CT, this is going to be a sanctuary for the owners living in Balik Pulau.
For the purpose of comparison, we have taken into account the mainland projects and the price offers to see how Botanica’s 5A and 5C compare.
We covered Alila2 in January which is a high-rise luxury condominium by Hunza Group.
The latter is another prominent Penang-based developer that priced their units starting from RM1.6million for units size ranging 1,905 – 4,782 sq ft.
|Project title||Tenure/Land Title||Price range||Built-up areas||No. of units|
|Botanica.CT Phase 5@ Botanica.CT, Balik Pulau||Freehold landed properties||RM750,000 onwards to above RM2.0million||Botanica Phase 5A :1,959 – 2,480 sq ftBotanica Phase 5C:3,000 – 3,300 sq ft||63 units for 5A and 5C
The entire Botanica.CT has a total of 363 units being built
|Santuary Residence of Permatang Sanctuary, Bukit Mertajam||Freehold||The third phase now, called Sanctuary Residence begins with RM661K||The smallest unit,
2-storey semi-detached and 2 units of 2-storey bungalow houses
|Alila2, Tanjung Bungah||Freehold luxury condominium||RM1.6million onwards||1,905 – 4,782 sq ft||270|
Sanctuary Residence at Permatang Sanctuary is developed by IJM Land. It includes double-storey, semi – ds, double- storey, link semi-ds, double-storey bungalows and double – storey link bungalows.
Permatang Sanctuary offers distinctive lifestyle avenues with close proximity to neighbouring BM town, Auto city and Penang second link, nearby convenience include public schools, public amenities, shopping facilities and the new Tesco.
Balik Pulau is a very peaceful place, compared to the hustle and bustle that we normally see on the other side of the island being Georgetown. A lot of these residents are from the upper middle class group and mostly Penangites looking for a tranquil location to spend their retirement.
According to the sales person at the gallery, most purchasers are Penangites with a handful of investors from elsewhere.
Although living in Botanica.CT cannot be compared to living in a villa by the beach, given that Penang is an island and a small one at that, going for a quiet place only 25km away from the UNESCO World Heritage is truly not too bad an idea. Prices are attractive too. In what like about 20 years’ time, when the Botanica.CT’s masterplan comes to its entirety, the properties will witness a good appreciation in value for the following generations.
