Cantara Residences is yet another prestigious project by the award-winning Sime Darby Property, a subsidiary of the diversified conglomerate Sime Darby. With history dating back as far as 1964, Sime Darby is a glorified consortium with a variety of businesses under its wing. Thanks to the Synergy Drive merger, Sime Darby Property was formed in 2007 from the alliance of Golden Hope, Guthrie and Sime Darby itself. Project Details

In Arabic, Cantara translates to bridge, which is exactly what the development is all about. The upcoming prestigious development which will be launched somewhere around January or February 2016 is a 4 blocks serviced apartment in Ara Damansara. The project consists of loft and duplex units which will be hanging in mid-air. There will be a bridge-like structure connecting the 4 towers, which is the distinct feature of this development.

There will be 888 units in total for the 4 blocks, with units ranging from 650 sq. ft. to 1500 sq. ft. The 1500 sq. ft units which will be the biggest are duplex units. Take note that currently there is no show unit yet as confirmed by Sime Darby Property as they are currently still in the process of building it. We may expect to have a show unit somewhere around February or March 2016.

The current listing price of Cantara Residences is around RM800-RM850 psf, which as we all know may fluctuate as time goes.

A check with Sime Darby Property reveals that there will be 6 kinds of layouts for Cantara, although detailed information is not readily available yet. In terms of maintenance fee, information from the developer estimates that it will be around RM0.25-RM0.30 psf. In addition to that, Cantara Residences will be freehold bearing commercial title. You may expect a rate hike in utilities staying in a commercial title development though.

Cantara Residences will be equipped with 6 acres of skypark recreational area, featuring a combined 500m of green belt jogging track.

Another distinct feature of Cantara is what Sime Darby calls a TAD development. TAD stands for Transit Adjacent Development, which labels a housing development within 500m from transit stops such as LRT, KTM or MRT. The development will be connected with 5 major LRT lines starting with the Subang Jaya line, Kelana Centre Point line, the Dana 1 line, Subang line and the Kelana Jaya line. The nearest 500m LRT stop for Cantara will be the Subang LRT line.

Apart from being a TAD, Cantara Residences also enjoys the honour of being awarded a Gold Certified Green Building Index (GBI) Development. Many of Sime Darby Property’s development have enjoyed such honour before.

One of the selling points of Cantara Residences is the location in which is it situated. Known for its booming yet unsaturated potential, property in this area is bound to boom, with future unrealized potentials. Dozens of shops such as 99 Supermaket, DHL Express, Tutti Frutti, Magnum, Toto, mamak stalls, Chinese hawker centres, Laundromats, pharmacies, hair saloons are all available in NZX Commercial Centre. Fast food is also available at the nearby Dataran Ara Damansara, about 5minutes drive such as Domino’s Pizza, Pizza’s Hut and McDonald’s in Citta Mall.

If you look at nearby properties surrounding Cantara, you will realize that most of it are upscale developments, suggesting a more affluent society base. To the left of it stands Damansara Idaman Villas, which is currently priced around RM3 – RM6million. Another neighbouring affluent development is the Damansara Legenda houses which is currently priced at around RM2 – RM4million.

Just a stone throw’s away is another prestigious development, which is Seri Pilmoor’s bungalows which are priced at RM5-RM6million. Judging from this affluent customer base, Cantara will be a good buy as it is cheaper alternative tucked amidst luxury developments.

Compared to another current project by Sime Darby Property, Suave Residences in Subang Jaya which is selling at around RM1000-RM1200 psf, Cantara is still a better buy considering the RM200-RM300 price gap between the two.

Location

Residentials, commercials and lush greeneries spread across 299-hectares of land is what Ara Damansara proudly claims to be hers today. As mentioned above, developed by Sime Darby in year 2000, Ara Damansara has seen a steady rate of development for 15 years, although not rapid as is the case in Malaysia compared to overseas markets such as China or Japan.

For those of you who are familiar with Ara Damansara, you will know that it is a fairly quiet and congestion-free residential area compared to its neighbouring townships which are more congested and crowded. It is nice to live in without the hustle-bustle of the metropolitan stress city-goers experience everyday. For those of you who are not, here is the introduction.

There are basically four major highways that provide access points from outside into Ara Damansara, which are the the New Pantai Expressway (NPE), New Klang Valley Expressway (NKVE), Lebuhraya-Damansara Puchong (LDP) and Federal Highway. Although we all know that these four are almost always highly congested especially during peak hours, as soon you exit into Ara Damansara, it will be bliss, literally as you free yourself away from traffic.

In terms of neighbouring townships, there are a few prominent ones which connect to Ara Damansara. To the north lies Kota Damansara, which is now a bustling area coupled with the potential of the to-be-completed MRT project. To the south of it lies Subang Jaya, as we all know the successful bustling township by Sime Darby in 1974. Today it is attached with some of the best educational institutions in the country such as Inti and Taylor’s and is crowded with students. Taman Tun Dr Ismail lies on the east while Kayangan Height on the west. Apart from these four major ones, within close proximity lie other established townships such as Bandar Utama, Kelana Jaya, Tropicana, Saujana Golf & Country Resort and Glenmarie Golf & Country Club.

Unlike the other neighbouring townships, Ara Damansara is considered to be still developing and as such it has less cars and traffic. With the number of projects that we see being lined up in this area, one can be sure that its future potential will be great especially if we speak in terms of property appreciation and GRR. The already established projects in Ara Damansara such as Damansara Legenda, Damansara Idaman Villas and Seri Pilmoor all support this fact. The 3 developments mentioned above are all luxurious high-end types and as such it suggests an affluent society in Ara Damansara.

For those of you property fanatics who are concerned with rental yield, the current yield in Ara Damansara is estimated to be around 4% to 5%. If you refer to the market, this is considered to be in the range of high-stable to high.

Next, let’s talk about the nearby amenities enjoyed by residents of Ara Damansara. First of all, the commercial centre NZX is only a few minutes walk away from Cantara. Although there is not much to look for in NZX, given its slowly descending condition, there are still some mamak stalls, Chinese hawkers, 7-11, pharmacy and some grocery stores to patronize.

Around 5 minutes drive, you will be able to reach a few bigger shopping centres within close proximity. Evolve Mall which has just opened doors in November 2015 provides residents with fashion outlets such as H&M, a myriad of eateries and Jaya Grocer. The neighbouring Citta Mall which is only a stone’s throw away also houses a variety of restaurants such as McDonald’s, Unique Seafood, Tony Romas, Baci Italian, Onde-Onde Local Flavour, Korean and Japanese cuisines, fruit stalls, Dr. Café and many other more.

There is also a Harvey Norman and Ace Hardware in the building if you are looking for one. One convenience that Citta Mall provides for nearby dwellers is MBO Cinemas. Apart from that, it also has a few child care centres and a gymnasium.

There is also Oasis Village which consists of commercial offices, residential apartments as well as rows of eateries, pubs and night life. This is a major attraction among yuppies in Ara Damansara as driving out being stuck in jam is simply energy-draining. Of course if you are OK with driving a little further, there is a lot more to explore such as the Empire Shopping Gallery in Subang Jaya, Sunway Pyramid, Sunway Giza Mall and One Utama.

In terms of commuting, we are all waiting for the proposed Subang LRT, which we all hope to happen soon. Other nearby LRTs includes the Kelana Jaya LRT and RapidKL Kelana Jaya.

For those who seeks a more tranquil and quiet weekend, head over to the opposite Saujana Golf & Country Resort. You can enjoy a quiet morning there by simply taking a brisk walk or have a job along its green trails. Alternatively, if you have money to spend, indulge yourself in some spa treatment at the Club Saujana. The neighbouring Glenmarie Golf & Country Club provides such luxury as well.

A town will not be complete without proper medical facility. Thanks to the far-sightedness of Sime Darby, it builds the Sime Darby Medical Centre right in the middle of Ara Damansara. The medical centre boasts a 220 bed facility with state-of-the-art equipment for general as well as specialized treatments.

The facility has three dedicated centres specializing in the treatment and diagnosis of heart, kidney and spine & joint disease. Another medical centre which is slightly further away is the Kelana Jaya Medical Centre, which is about 15-20 minutes away.

Summary

If you compare Cantara with H20 and Maisson which are all located in Ara Damansara, I would say each has its pros and cons. Cantara’s selling point is more towards its established developer with a touch of prestige is its name and an elegant style of ID, according to Sime Darby Property’s salesperson. Maisson’s ID is more inclined towards post-industrial grunge-loft with black window panes and finishings as their main attraction. H2O on the other hand goes for a simpler, casual interior.

In terms of location, the main road on where Cantara is built is abit narrow compared to Maisson which has more space. The smaller road might lead to slight traffic jam or when performing U-turn. H2O on the other hand is way more spacious but the disadvantage is it is built in the inside of a roundabout, literally.

In terms of other amenities, all three enjoy the same convenience. One distinct advantage that can be seen clearly from the chart above is its lower density of Cantara at 888 units @ 4 blocks, as compared to H2O’s 1,375 units @ 4 blocks and Maisson’s 1,247 units @ 5 blocks.
