There are two Damai Residence in Kuala Lumpur. One is by Tan & Tan Developments Berhad, and the other is by Damai Cheras Sdn Bhd, which will be the highlight of this piece. Properties located along Jalan Sungai Besi, and those within the Chan Sow Lin area has a lot going for them.

As for Damai Residence, it is a single-block residential development opposite Bandar Malaysia. The revival of Bandar Malaysia was announced by the government in April 2019 and according to a statement by the Prime Minister’s Office (PMO), the development is expected to generate an estimated gross development value of RM140 billion. The KL-Singapore HSR, on the other hand, is being reviewed by the government on cost reduction after it has been postponed until end-May 2020.

As for Chan Sow Lin, the area is being transformed and it is listed under the Kuala Lumpur City Plan (KLCP) 2020, which will see the area being revitalised into a neighbourhood of residential, commercial and industrial properties.

The outlook for Jalan Sungai Besi and Chan Sow Lin is expected to be relatively bright due to its location and potential spillover from Bandar Malaysia. However, Chan Sow Lin has long been entrenched as an industrial area and it might take some effort to change the public’s perception on the area.

Location

Damai Residence is located close to the heart of Kuala Lumpur, and thus it enjoys easy connectivity to major highways. As for shopping malls, there are plenty abound as Sunway Velocity, IKEA Cheras and MyTOWN Shoping Centre are about 3km away, and Suria KLCC and Mid Valley Megamall are about 7km to 9km away.

Damai Residence is located in Sg Besi and is opposite the Bandar Malaysia township.

Being just about a 5km drive away from the Tun Razak Exchange (TRX) mega-project could bode well for Damai Residence’s capital appreciation as TRX is poised to be KL’s new CBD and Malaysia’s International Financial District.

On top of that, a mass rapid transit (MRT) station constructed at Jalan Chan Sow Lin is expected to become fully operational in 2022. This MRT station will be connected to the existing light rail transit (LRT) Ampang line, and sandwiched between the Tun Razak Exchange (TRX) station and Bandar Malaysia North station.

The ongoing developments in Jalan Sungai Besi and Chan Sow Lin area will provide more choices for homebuyers.

Analysis

The ongoing developments in Jalan Sungai Besi and Chan Sow Lin area will provide more choices for homebuyers. If the Kuala Lumpur-Singapore High Speed Rail (HSR) project is revived, Bandar Malaysia will be a transportation hub and the surrounding areas will benefit from improved connectivity. Homebuyers will likely enjoy higher capital appreciation of their properties, and investment properties could offer good rental returns.

There are several residential projects in the area, namely One Residences, Trion KL and of course, Damai Residence. Between the three developments, Damai Residence has the lowest density with 443 units, compared to 684 units (One Residences) and 1,344 units (Trion KL) respectively.

Units facing west would see Bandar Malaysia, while those facing North would have the KLCC view. However, with the rapid developments in the area, that view could be obstructed.

Here’s a quick look at residential properties in the Sungai Besi / Chan Sow Lin area.

Summary

Damai Residence is registered under the Home Ownership Campaign (HOC) 2019. Purchasers will be exempted from MOT and stamp duties, with free SPA/loan legal and disbursement fees.

Sungai Besi is likely to provide a good return of investment in the long term as properties there are still relatively affordable and there’s certainly room for capital appreciation.

With good accessibility, connectivity and Bandar Malaysia as a catalyst for future developments, Sungai Besi could transform from a matured township into a hotspot close to the city centre. However, the current lack of urban planning, decent access to nearby public transport and greenery should be addressed, in order to further elevate the area’s appeal.
