To be developed in the thriving neighbourhood of Seksyen 13 Shah Alam, Elysium is a low density, high-rise serviced apartment project undertaken by Eminent Envisage Sdn Bhd.
First time hearing about them? Well that’s understandable since this developer is very newly formed where in fact, this project will be their first foray into the property industry.
Not to worry though, since Elysium will be a joint venture between Eminent Envisage Sdn Bhd and Trackplus Sdn Bhd, the latter being an indirectly-owned subsidiary of Singapore-based Blumont Group Ltd, a Singapore Investment Company that specializes in many various strategic investments including steel making raw materials, agriculture, logistics infrastructure, and property to name a few. The team behind Eminent Envisage Sdn Bhd will include skilled professionals having more than 30 years of experience in the property development field.
Elysium encompasses 1.94 acres worth of leasehold land along Persiaran Sukan and will feature a mixed development of 195 units of serviced apartment, ten office units, and seventeen retail units, all in a single block towering at 22 storeys. The price for the residential units is expected to start from an average of RM490 per square foot.

Elysium Section 13 Shah Alam: An overview.
Elysium according to Greek mythology is a place where only chosen heroes by the gods go to after death, sort of like their version of paradise if you will. So is Elysium Seksyen 13 considered heaven on earth then?
Consisting of one block towering at 22 storeys, this project will altogether have 195 units of serviced apartment on top of four floors of elevated car parks and on top of a three storey of retail and office spaces. The gross development value (GDV) is expected to be more than RM160 million.
Nestled on 1.94 acres worth of leasehold land along Persiaran Sukan, there will be five types of layouts to choose from for the residential units namely Type A, B, C, D, and E, at an average price per square foot of around RM490. Two to three car park bays will be given for each unit depending on the size.
Type A is the smallest unit offered coming in at 765 sq ft and spotting two rooms and two bathrooms. There are 111 units available for this type. Type B has 28 units and a built-up of 915 sq ft, spotting two plus one rooms and three bathrooms. Type C has three rooms and three bathrooms coming in at 1,033 sq ft and having 41 number of units to choose from.
There are only 14 units available for Type D which is a dual-key unit with a built-up of 1,206 sq ft and has two plus one rooms and three bathrooms for the main unit, and a one room, one bathroom for the other. Type E is the largest coming in at 1,895 sq ft and there’s only one unit available for this type.
All unit types will come with a small store room and a yard, and the layout is such that as one opens the front door, the living room is what one see first, before having the kitchen and dining area integrated to the site.
There will only be Type A, B, and D on Level 8 since this is the floor where parts of the facilities will be located. Type A, B, C, and D will also be made available from Level 9 till Level 21 but on Level 22 where a few more facilities are positioned, there will only be Type A, C, and E made available.
There will be two floors of facilities for the residents of Elysium namely on Level 8 and Level 22. Level 8 will have the likes of infinity lap pool, Jacuzzi, residents lounge, children’s playground, and sauna among others while facilities like gymnasium, BBQ area, and multipurpose hall will be located on Level 22, giving one sort of like a sky-living feel to it. The expected maintenance fee is around RM0.30 per square foot which is not too bad considering that this is a low-density project having less than 200 residential units altogether.
Do check with the developer for any promotions or freebies though since this project hasn’t officially been launched yet.

Shah Alam Section 13: Move over Section 7!
The battle for the most popular section of Shah Alam continues but before that, let’s see what this capital state of Selangor has to offer.
Covering 293km2 land area and still growing thanks to the expansion move by the Shah Alam Municipal Council (MBSA), many new townships have been developed here as of late like Kota Kemuning and Setia Alam due to the many demands from home seekers and investors alike.
Back in the 90s however, Shah Alam wasn’t so popular. Reason being is its distance due to the lack of sufficient highways. Now however, one can get to Kuala Lumpur from Shah Alam through the Federal Highway, to Damansara through the New Klang Valley Expressway (NKVE), and to Klang through the Shah Alam Expressway, all with less travel time and much less of a hassle.
There used to be only the KTM train service serving there with a handful of stations like in Batu 3 and Padang Jawa but now, an LRT Kelana Jaya line extension all the way to Putra Heights has just been recently opened in third-quarter 2016.
The amenities in Shah Alam is pretty great though, so much so that most Shah Alam-ians couldn’t even be bothered with other places.
Take the education sector for example. Having more than fifty primary and secondary schools around Shah Alam’s many sections should be more than enough right? Plus, there’s an ample tertiary education choices too like University Teknologi MARA (UITM), University Selangor (UNISEL), and Management and Science University (MSU) to name a few.
Healthcare-wise, Shah Alam even has its own government-supported hospital called the Shah Alam Hospital that was opened in 2015 to divert congestion of patients in Klang Hospital. Apart from the many small private clinics around, there are also private hospitals like the Darul Ehsan Medical Centre in Section 14, and Columbia Asia Shah Alam in Section 17 for those who are more well off.
Seksyen 13 (or Section 13) Shah Alam is considered a worthy contender for Seksyen 7 (one of the more famous sections in Shah Alam) mainly because of the many amenities it offers. From universities like MSU, KUTPM, and PTPL College to shopping malls like Tesco Extra Shah Alam and AEON Mall Shah Alam, here is also where active-lifestyle enthusiasts gather since Stadium Shah Alam, Go-Kart Circuit, Shah Alam Extreme Park, and Darul Ehsan Aquatic Centre among others are all located here. No wonder then the streets here are named with a Types of Sports theme.
Elysium without a doubt is located in one of the more prime sections of Shah Alam with huge potential for investment. Agree?

Seksyen 13 Shah Alam has many high-rise properties, old and new. Let’s compare a few of them to Elysium to see just how well this part of Shah Alam is currently doing.

Elysium is priced rather competitively indeed compared to these two other projects that are located literally next to it. Since Sri Acappella is the property that’s more similar to Elysium, it’s interesting to note that a fully-furnished two bedroom, two bathroom unit there can fetch a rental rate of around RM2,000 per month.

Some may argue that high-rise properties are abundant here in Seksyen 13 but then again, one needs to also consider the many college students and young professionals living there. The market for rental gain is definitely there and if played right can be pretty rewarding.
Elysium is priced rather attractively especially considering today’s property market and is definitely a selling point, perfect for those looking for a place to call home or investors looking to capitalize on its potential.
