Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
In 2015, Glomac Bhd launched the RM130 million first phase of its fifth township in Sepang, called Saujana KLIA. The township will mainly consist of affordable homes, due to the strong demand for affordable properties. Thus, at Saujana KLIA, the developer wants to continue to provide comfortable and affordable homes for families. The first phase is on 30 acres of land, with two types of 2-storey homes, named Marylis (Phase 1A) and Celosia (Phase 1B). There are 128 units of Marylis and 156 units of Celosia, with a gross development value (GDV) of RM130 million. They were priced from RM429,000, and completed in 2017.
Saujana KLIA has a GDV of RM1.3 billion. The 239-acre leasehold township is next to Kota Warisan and overall, this mixed development will consist of various types of value-for-money mid-range properties such as double-storey terrace houses, serviced apartments, commercial and retail space, and affordable homes (RSKU).

Project Details
As at March 2021, Glomac has developed several types of residential home, comprising 905 units of double-storey terrace houses, and a neighbourhood commercial hub of 72 units of shop offices with an estimated GDV of RM560 million. Glomac will continue to build more residential developments to further meet the market’s demand. These could include strata apartments, detached homes, townhouses, shop offices, and a commercial centre.
Complete residential phases of Saujana KLIA include Alcea, Camellia, Thistle, Heather, Azalea, and several others. Alcea and Camellia were both launched in May 2016 and sold out within weeks of launch. Primrose is the last two terrace-house projects offered under the township.
Glomac Bhd unveiled the first phase of Primrose project in March 2021. With an estimated GDV of RM72 million, the first phase of Primrose comprises 123 units of affordable double-storey terraced houses.

Saujana KLIA is located about 12km from Kuala Lumpur International Airport (KLIA) and Mitsui Premium Outlet, about 10 minutes away. It is also close to the Xiamen University Malaysia campus. Additionally, Putrajaya and Cyberjaya is about a 20-minute drive from Saujana KLIA.
Saujana KLIA is accessible via Shah Alam Expressway (KESAS), Damansara-Puchong Expressway (LDP), Maju Expressway (MEX), North–South Expressway Central Link (Elite Expressway), KLIA Expressway, and North-South Expressway (NSE). For public transportation, there’s the Salak Tinggi ERL station, which takes residents from KLIA to KL Sentral. The next nearest ERL station is in Putrajaya.

Analysis
Some have pointed out that residents be fully aware when purchasing residential properties close to any international airport, as there’s always the possibility of noise pollution. Although the planes are high above in the sky, the noise still travels. For some, they got used to it after a few months. Despite this, Saujana KLIA is considered a good township and the area is rapidly developing.
A search in PropertyGuru in May 2021 shows that the asking monthly rental for 2,000 sq ft units in Saujana KLIA is about RM1,400, while purchase prices are listed at about RM650,000. Therefore, the gross rental yield would be about 2.58% per annum.

Saujana KLIA is developed by the award-winning developer, Glomac Bhd. They’ve established their presence there since 2015. Landed homes in these development areas are normally taken up within weeks of launch.
