In 2019, OSK Property Holdings Bhd launched the third and final last phase of You City development in Cheras 9th mile. Named You City III Cheras, it is a transit-oriented development (TOD) with a direct link-bridge to MRT Taman Suntex to meet the increased interest from homeowners to be close to public transport.
This development is envisioned to promote sustainable urban growth in the surrounding neighbourhood of Cheras 9th mile. It aims to create vibrant communities with the convenience of modern lifestyle amenities, with shorter commuting distances within the Klang Valley.
You City III forms part of the 20-acre, RM1.2 billion You City township, which is expected to have a population of 5,000 once it is completed. This mixed-use development has an estimated gross development value (GDV) of RM780 million and it features a shopping mall and serviced apartments. The township’s previous launches, You Residences and You Vista, are fully sold.
You City III is built on a 5.5-acre freehold parcel and is scheduled to be completed in 2023. The developer noted that You City III’s price and strategic location would attract both first-time homebuyers and second-generation residents in the surrounding area, especially young adults, working professionals and families.
The developer is also confident that You City III will perform well, just like the previous launches. The lifestyle is constantly changing and connectivity is becoming more important to buyers and investors.

With a gross development value (GDV) of RM488 million, You City III comprises two 39-storey towers. There are 800 serviced apartments with built-ups from 678 sq ft to 1,776 sq ft. The layouts include 2 to 5+1 bedrooms.
Prices start from RM350,000 (after early-bird discount and Bumi discount) to RM1.04 million, while monthly maintenance fees are RM0.30 per sq ft. The developer deems this pricing as affordable, and a strategic fit for the Cheras market.
You City III will have a clean and energetic feel, to appeal to the younger target market. Thus, layouts are designed to be modern and clean. The developer is offering one to four car park bays, depending on the unit.
You City III will have a 2.4-acre facilities podium on Level 10, and it includes a rain shower pool, potpourri garden, hydrotherapy spa, parcourse area, half basketball court, swimming pool, library, reading pods, karaoke, treehouse playground, and function hall, among others. The developer is selective when it comes to the facilities.
They believe that it is best to omit facilities that are seldom used to keep the maintenance fee reasonable.
You City III also comprises a 3-storey hybrid mall named, You City Retail. You City Retail will comprise about 200,000 sq ft of gross floor area (GFA), with 140,000 sq ft of net lettable area (NLA). It will have 87 indoor and outdoor shops which will be managed by the Atria Management Team, which currently manages Atria Shopping Gallery in Damansara Jaya, Selangor.
This hybrid mall will feature a combination of shoplots, hypermarkets, and retail spaces, and the developer had previously pointed out that it is not competing with mega malls. They see You City Retail as a way for them to provide more conveniences, food and beverage outlets, and supermarkets, for residents of You City III.

You City III is a transit-oriented development (TOD) in Cheras, with an approximately 100m direct, covered link-bridge to the Taman Suntex MRT station. Besides its close proximity to a MRT station, other popular areas are also easily accessible via several major access roads and highways such as the Cheras-Kajang Highway, East-West Link Expressway, Shah Alam Expressway, KL-Seremban Highway and Maju Expressway (MEX).
Additionally, the developer is upgrading roads and building a flyover that will connect to the Cheras-Kajang Expressway.
