Parisien Tower is a new component of i-City located in Shah Alam of Selangor, just before the exit of the Batu 3 toll. It is located literally opposite the highway of Ken Rimba. The famous theme park of i-City will also be within the development.
While the developers of i-City were fairly unrenowned in the property market prior to this, they were actually established in 1967 and were previously known as Sanyo Industries (M) Sdn Bhd the manufacturer of electrical home appliances. It is in fact to-date still a fairly popular and renowned house brand. They were however rebranded in 1999 to i-Berhad, and moved from making air-conditioners into building homes. I-City is in fact their maiden project.
I-City was first conceived off in the year 2005, and the then renamed company moved away from the making of air-conditioners into the building of properties. The entirety of i-City is being built to be a Digital City, and the developer is working hand-in-hand with the Selangor State Government and Bandaraya Shah Alam (MBSA) towards the success of this development.

Parisian Tower is the second phase of the Icona Series to be launched with the first being Liberty Tower. As compared to its sibling, Parisian Tower is highly unique in its designs and the fact that it is fully furnished as opposed to Liberty Tower. Parisian Tower will be located within a 72-acre integrated utrapolis.
Parisian Tower – Scale Model
The name Parisian Tower gives a hint to the full set of furnishings that is being supplied, with all the decor imitating French architecture. While the developers were not able to pull it off entirely, the units give off a very pleasant quaint feel. All the units here will be fully decorated and be ready to move in upon its completion.
Parisian Tower was in fact sold very generously. These homes that were originally supposed to have been opened for sale on its actual launch date only to buyers who had pre-registered for the project was warmly welcomed with its attractive package. The entry fee to Parisian Tower is as its sibling developments on the low side, with free legal fees and low downpayment schemes.
Every unit at the Parisian Tower came fully furnished with a complete set of built-in kitchen cabinets with hoods and hobs, and a refrigerator. There is an air-conditioner provided in the bedroom and living room, while the bathrooms come with pre-installed water heaters. These ready-to-move-in homes also already come furnished with a Queen-sized bed with a set of study table and chair, pus a coffee table in the living rooms with 2-seater sofas.

Parisian Tower comes with four different layouts, ranging between 466 sf and 769 sf. Type A which is the available showroom at i-City has a cosy space of only 1 bedroom and 1 bathroom, followed by Type B which is a 1+1 unit of 614 sf. Type D is the largest of the single storey options at 769 sf with 2 bedrooms while Type E presents the Duplex units of Parisian Tower at 725 sf.
Parisian Tower – Second Showroom
With all the homes at Parisian Tower and its sibling developments of the same parcel coming with a minimum of one parking lot to a unit, there is a total of approximately 6300 parking lots within the 6-level multi-storey parking lot. All the shops will be handpicked, and future visitors can expect to be overwhelmed by luxury brands that can be found nowhere else in Malaysia. Parisian Tower will be strategically located just next to this highly anticipated shopping paradise.
The facilities that residents of Parisian Tower can expect to enjoy are atypical to condominiums in Malaysia, with nothing to shout about. There will be the usual swimming pool and wading pool, barbecue area, playground and sauna amidst lush landscaping. Its facilities are one of the factors that is not played up as it is not amongst its many unique selling points.
Location
Parisian Tower is only one of the many residential components of i-City. It enjoys the convenient accessibility of its many siblings, with the easiest accessed highway being the Federal Highway. Visitors coming from Petaling Jaya will need to take the Batu 3 toll from Subang and continue straight almost to Klang until they take the turn-off just before the Batu 3 toll to get to i-City, while residents of Klang find it very easily accessibly via a number of toll-free back roads.

Close to home are also many grocery shopping options. The closest hypermarkets to i-City is the Tesco and Giant Hypermarket. A less than 5-minute drive down to Klang will bring residents to the AEON shopping mall at Bukit Raja, where there are dining options and boutiques in addition to the supermarket.
It is also within this area of Klang where the banking facilities are located. Just within this small area close to Taman Berkeley there is an RHB Bank, Maybank, CIMB Bank and Alliance Bank. There is in fact also the exclusive Citibank, the favourite bank of expatriates, less than 5 minutes away from home at the Centro commercial building just next to the Hokkien Association which is popular with locals for its Bak Kut Teh.
Aside from the banking facilities around Taman Berkeley of Klang are also its many food options and wet market. A wet market is held every morning at Taman Eng Ann. In this area there is mamak food and street side food at all times of the day regardless of time. Pharmacies are aplenty in this area where everything is slightly more affordable as compared to the city centre of Kuala Lumpur or Petaling Jaya, as the cost of living in Klang is lower.
Public transportation is especially being planned for the future residents of Parisian Tower. There is a new LRT line that has been proposed by the developers which is estimated to begin works in 2016 and be completed by the year 2020. The line will be located on the outer areas of the development. As the walk there may be a little bit far for the average person, the developer will very likely provide shuttle busses to the train station and back. A BRT line is also being planned for residents of i-City, but nothing has been confirmed.
Aside from the very convenient access from the myriad of highways and upcoming public transportation nearby, future residents of Parisian Tower will also get to enjoy an assortment of entertainment at their doorstep. There is a shopping mall that is being built in the development, and the existing water theme park and other fun things are a short walk away. Future residents of Parisian Tower will also be within a short walk of the upcoming Central Plaza Mall.
Golfing enthusiasts living at Parisian Tower will be pleased to know that there are a number of prime golf clubs within a short distance of home. Within Subang is the Saujana Golf & Country Club and close to it the Glenmarie Golf & Country Club. The most exclusive one is in Shah Alam at the Kelab Golf Sultan Abdul Aziz Shah.
Analysis
Price Analysis
Parisian Tower is certainly a one of its kind development in Malaysia as of the year 2015 with its unusual developer and its unique shopping mall. The only development nearby that can come close to comparing with it is Tropicana Metropark which is 10 kilometres down the Federal Highway toward Subang. Both these developments are a township, both will have highly anticipated integrated shopping malls in their developments and both will take years to complete with the completion of the entire Tropicana Metropark being in the year 2023.
That being the case, both Tropicana Metropark and Parisian Tower @ i-City make a good comparison. Based on the lowest selling prices of the smallest sized units at both the developments, Parisian Tower ranges at approximately RM823 psf for its 466 sf at RM383,600 and Tropicana Metropark at approximately RM1,076 psf for its smallest unit of 599 sf.
Although the price difference may seem great at approximately RM253 psf, buyers will however have to bear in mind the developers of both the projects and their locations. Tropicana Metropark has a Subang address and comes from a developer with a long list of successful luxury properties under its belt, while Parisian Tower is part of a maiden project from a developer whose only track record is in the home electronics line which its project carries a Shah Alam address. While the address may not matter as much to buyers, i-City’s slightly further location and less experienced developer may carry some weight in the decision making process.
Summary
The final verdict is however a good one for Parisian Tower @ i-City. They present a good masterplan and an interesting buy at affordable prices with very exciting concepts. Their sales may not be as good as anticipated due to its somewhat dubious location and the slow market sentiments of year 2015-2016, but many property investors have thrown in their lot with this development. With the development of office buildings in its planning and with even Hilton Hotel being part of the master planning, buyers are confident in the success of Parisian Tower and i-City.
