Saville @ Melawati is also Green Building Index (GBI) certified. With more buyers taking a keen interest in environmental sustainability, green living and conservation, and especially the potential savings in utility payments, this green certification was well received and anticipated by keen potential buyers before and during the sales launch.

Such socially responsible efforts are always appreciated generally, especially in areas that are close to untouched, natural greenery.

Project Details

Saville @ Melawati was launched in 2010, following the success of Saville Residences in Old Klang Road. Saville @ Melawati was completed in late 2013 with a gross development value (GDV) of RM193 million. The freehold development covers 2.65 acres in Taman Melawati, Ulu Klang.

Saville @ Melawati is 23 storeys high, comprising 2 identical towers above the retail units and covered car parks. Starting from the 7th level onwards, each tower typically has 12 units per floor, with 6 units on each side of the foyer, and 3 lifts to serve each block.

There is a combined total of 408 residential units, and 12 retail units. Built-ups for the typical residential units range from 901 sq ft to 1,253 sq ft, with a choice of 3 or 3+1 rooms, while the exclusive penthouse units come with a private roof top garden.

Externally, the architecture is clean and structured, with a clear roof that adds aesthetic value to the modern facade. Orientation wise, units facing the south-east have the city view, while units facing the north-west enjoy the scenic mountain view.

The facilities deck that lies above the car park podium is equipped with amenities such as an infinity pool, gymnasium, children’s play area, and multi-purpose hall.

The facilities deck is craftily landscaped and features a man-made creek, adding to the ambience of peace and tranquility for the residents. They also get to enjoy the scenic green view of the natural surroundings from the deck. So, one can only imagine the views from the units on the higher levels.

The development also offers 3-tier security system with CCTV surveillance in the common areas, and an entrance lobby for the residential units. Residents also benefit from having restaurants, convenience stores, and other services nearby, as retail lots occupy the base of the development.

Location

Saville @ Melawati is located in Taman Melawati, Ulu Klang, towards the north east of Kuala Lumpur. Surrounded by lots of natural and untouched forestation, it is relatively quieter as compared to the trendier areas in the Klang Valley.

Nevertheless, the area is rapidly developing, with more residential buildings and commercial developments mushrooming over the past few years.

ZPPHO.95766106.R800X800

Saville @ Melawati is easily accessible via several major roads and highways such as the Middle Ring Road 2 (MRR2), Jalan Genting Klang, Duta-Ulu Klang Expressway (DUKE), and Ampang-Kuala Lumpur Elevated Highway (AKLEH).

It is proximate to other mature townships such as Setapak, Danau Kota, Gombak, and Wangsa Maju. Closer to home and less than 3km away is Gaya Commercial Centre in Desa Melawati.

All these areas and townships have sufficient public amenities, service offerings and varieties of eateries to choose from. Wangsa Walk Mall and AEON Wangsa Maju are all within a short radius from Saville @ Melawati, making it convenient for residents to get their necessities and do quality shopping without having to venture into the city.

Having said that, Kuala Lumpur City Centre is approximately 10 kilometers away via various alternative routes. By city living standards, it is a considerably short and acceptable distance. Residents also have the option of hopping on the Kelana Jaya LRT line to head toward KLCC and pertinent interchange stations at Masjid Jamek, and KL Sentral. The closest station to Saville @ Melawati is the Wangsa Maju station.

While it is within a developing area with good amenities and connectivity, Saville @ Melawati is also just a stone’s throw away from the natural beauty of the Klang Gates Quartz Ridge.

The 14km ridge has been documented as the longest quartz formation in the world, and home to unique flora and fauna and wildlife. Beyond it lies untouched forests spanning to the borders separating Selangor and Pahang. Living close to natural green lungs are often desirable to many, offering benefits such as better air quality and less pollution.

Analysis

Taman Melawati and the surrounding neighbourhoods are deemed as high potential growth areas due to the combination of being self-sufficient within a hilly and green setting. This is evident from the recent increase in mid- to upper-end residences to cater to the growing demand.

As a mid-range development, Saville @ Melawati was launched at a very affordable price a decade ago. As such, owners and investors can expect a steady value appreciation in the property to cater to this growing mid-range market demand in a developing area.

The completion of the highly anticipated KL East in 2025, an integrated urban development featuring residential, lifestyle and commercial components is likely to further drive the appreciation of properties in the area.

The Ampang Jaya Municipal Council has also invested in a commercial project in the nearby area, consisting of a community hall and public park. This will enhance the livability of the area.

There are also ongoing conservation efforts undertaken to protect the adjacent Klang Gates Quartz Ridge from more developments close to the ridge. Many NGOs have urged the government to gazette and protect the ridge and the surrounding forests.

These efforts, if successful, will benefit existing developments close to the ridge, such as Saville @ Melawati. It will then naturally elevate the exclusive location status of properties there.

Here’s a look at properties in/close to Taman Melawati.

Summary

Saville @ Melawati is the second of MKH Bhd’s Saville series of developments. The pioneer project, Saville Residence in Old Klang Road was completed in 2009. The other projects include Saville @ The Park Bangsar, Saville @ Kajang, Saville @ Cheras, and the latest instalment – Saville @ D’Lake Puchong.

The similar themed Saville developments spread widely across the Klang Valley point towards MKH Bhd’s mastery of a development formula that seems to be successful and appealing to the right target market.

ZPPHO.95766117.R800X800

MKH Bhd acknowledges that they are not merely building houses or apartment units any more but building lifestyle living spaces to cater to the evolving needs of current day home buyers and renters.

This is evident with Saville @ Melawati, a quality and affordable development in a self-sustaining and developing township. It continues to garner relatively strong interest from “upgraders” currently living in the nearby areas, and investors who see the strong potential of the development and the area.

Asking price for a 1,253 sq ft unit at Saville @ Melawati is approximately RM550,000 while asking rental for a similar unit is about RM1,900 per month. Thus, the gross rental yield is about 4.15% per annum.

For the same unit, its estimated loan figures are as below.

  • LTV / margin of finance: 90%
  • Down payment (10%): RM55,000
  • Loan amount: RM495,000
  • Loan term: 30 years
  • Interest rate: 3.2%
  • Monthly repayment: RM2,141
  • Approximate required gross annual income: RM86,000*

You can use these calculators to adjust the figures accordingly.

Pro tip: Know your Debt Service Ratio (DSR)!

DSR is a method used by banks in Malaysia to calculate whether you can afford the loan you’re applying for. To calculate your Debt Service Ratio (DSR), refer to the FREE PropertyGuru Loan Pre-Approval tool. It has a 99.9% accuracy, which greatly helps in avoiding loan rejections.

* Assumptions: No other monthly debt obligations, and 30% of gross income spent on the home loan. As a rule of thumb, banks usually loan up to 30% of your gross annual income.
