Stylish Living Above The Rest

Introducing Serini Melawati, the tallest twin residential towers in Taman Melawati developed by Sime Darby Properties. Living in its 38-storeys sky piercing adobes is no ordinary experience, as you will relish the chance to be enchanted by its spectacular sceneries of the quartz ridge and KL city skylines. Along with its lush green landscapes and blissful winds, there’s really none that could match its authentic natural settings. But what really makes Melawati such a fulfilling place to live in the extension of a modern and contemporary lifestyle to it as well. In this regard, Sime Darby promises to introduce a regional shopping mall with over 635,000 sf of retail space to Taman Melawati in 2016, based on a joint-venture with CapitaMalls Asia. Of course, no integrated and sustainable township will be completed without the addition of commercial centres as well. Hence, they are constructing the Melawati Corporate Centre as well, which offers over 100 flexi office suites and 6 retail suites for those looking for an elevated working environment. Once the catalyst developments at the Sime Darby’s Melawati Urban Centre are fully completed, you can be sure that it will be one of the most sought after neighbourhoods to live in Klang Valley. And at the height of this rapidly growing township will be Sime Darby’s Serini Melawati.

Ongoing construction works at Serini Melawati

As of now, nothing much can be seen at its construction site. According to the developer, the residential project is estimated to be completed in 2018 while the shopping centre should open its doors to the public in 2016. In this project, there will be a combined total of 528 units of service apartments for both of its residential towers. But considering the fact that the land area is only covering 3.68 acres, it seems a little dense to me. Nonetheless, 143 residential units per acres is still a reasonable figure for a city type of development. Besides, there are not many high rise residential buildings in Taman Melawati, apart from Gaya Apartments. So, you can be rest assured that the neighbourhood will not be as dense as Puchong or Old Klang Road.

An artist impression of Serini’s charming façade

One thing you will be impressed by Serini is its slick and dashing façade. Sime Darby has put a modern and classy touch into it, and it compliments perfectly with the surrounding theme and the type of urban lifestyle you are craving for. Truly a wonderful architecture from them, you will definitely find Serini a stylish place to live in.

5. Space for kindergarten 12. Management office

7. Wading pool 14. Space for meeting room

Meanwhile, the facilities and amenities for Serini are just ‘meh’ as there are not many options available. You do have your standard wading pool, swimming pool and gymnasium, but apart from that, don’t expect anything else spectacular. Perhaps its eye of the moon is something you would fancy, if you enjoy watching a warm moonlight glowing over Serini. However, the way Serini positioned its simple but yet intricately designed deck of facilities is just masterful. They are strategically placed at the 8th floor to provide you with an unobstructed view of Melawati and its surrounding hills. Along with a 200m of jogging track, you will have the opportunity to savour its amazing scenery while you exercise or relax in its recreational deck. And because no urban lifestyle is complete without internet connectivity, there are also free wifi accesses at its common spaces. All and all, you will find a very practical set of facilities and amenities at your disposal in Serini.

In terms of its interiors, you will find it pretty justifiable for the price you are paying. A complete set of kitchen cabinets with hood & hob will be provided to you, along several units of air conditioners. Besides, you will receive good quality floor finishes such as porcelain tiles and laminated timbers, in addition to timber flush doors and aluminium framed windows as well. To top it off, aluminium framed sliding glass doors will also be included if you buy its Type C or D units. Overall, you should be pleased with the furnishings and additions, especially when there are 2-3 carparks and a free 1 year maintenance fee offered by them too.

Floor Plan

Simple, clear and precise. Sime Darby makes buying easy for Serini by including only 4 major types of layout; Type A&A1, Type B&B1, Type C&C1 and Type D&D1. Their smallest units, Type As, consist of a built up area of 633 sf and 1+1 bedroom while their Type Bs are slightly larger in size with a size of 836 sf and 2 bedrooms. Their Type Cs, on the other hand, will be suitable for a family stay as it has a reasonable built up area of 1,037 sf and 3 bedrooms. But if you are looking for a more jugular unit, their Type Ds might just be the one with a built up area 1,494 sf and 4+1 bedrooms.

For its floor plans, Sime Darby has also introduced another highly desirable design by fully featuring all Semi-D units, except for its Type A units, which could be an intermediate unit. In addition, an open plan for its living, dining and kitchen areas is also included for an added space and flexibility. And depending on which direction the units are facing, they will either have a scenic view of the piercing KL skylines or the beautiful Quartz Ridge.

Location

004 Serini
General Map of Serini

Fourty years ago nobody would have imagined that a rural rubber plantation in Ulu Kelang called Hawthornton Estate could be transformed into a vibrant and sustainable neighbourhood as what it is known as Taman Melawati today. Indeed, Taman Melawati’s renaissance has been the envy of many as its beautiful sceneries and lush green landscapes makes it a perfect place for a city escapade. And making overall living experience in the neighbourhood even more enchanting is the addition of Klang Gates Quartz Ridge, the greatest and longest of its kind. Along of its abundance of natural wonders, now you know why people are dying to stay in this neighbourhood.

Nature and neighbourhood aside, accessibility and location are equally as important. In this regard, Taman Melawati boasts an extremely strategic location that is just within a short distance to Kuala Lumpur, but at the same time, not too close to its epicentre. A 5 minutes’ drive to the neighbouring town will lead you to Wangsa Maju while another 10 minutes’ of travel via the Ampang-KL Elevated Highway (AKLEH) will take you to KLCC. Besides, it is also connected to other major highways such as the Duta-Ulu Kelang Expressway (DUKE), Middle Ring Road 2 (MRR2) and North South Expressway (NSE), along with two newly proposed highways namely the Sungai Besi- Ulu Kelang Elevated Expressway (SUKE) and KL Outer Ring Road (KLORR). However, if you are not keen on driving, you can also park your car at the neighbouring LRT stations such as the Taman Melati, Wangsa Maju and Sri Rampai LRT stations. Not forgetting, the Gombak Integrated Transport Terminal is within the vicinity as well, if you are planning for a bus trip instead.

006 Serini

In terms of traffic, Taman Melawati fares better compared to the other parts of the city centre. As you can see from the picture below, it is smooth driving all the way at the DUKE highway during lunch time. However, if you are travelling around the KL area, traffic jams are regrettably unavoidable.

Once you have reached Taman Melawati, you will be greeted by a notable gateway sign along with several rows of retail shops. As you turn left to visit the sales gallery and construction site thereafter, you will also notice the huge Melawati Mall being built, where upon completion, it aims to become a local and regional tourist attraction. Overall, you will find the neighbourhood to be one that exudes an aura of serenity and exclusivity.

Besides, several hip retail outlets and luxurious cars can also be seen in the neighbourhood, indicating quite a number of affluent people living in this township. And judging by the price tag slapped on Serini Melawati as well, who would have guessed otherwise?

Overall, the living experience in Melawati is just great. A magnificent view of Bukit Tabur coupled with an elevated luxurious living at Serini, the result is just simply astonishing. A double thumbs up for its neighbourhood and ambiance.

It’s true that Serini has great concepts, designs and sceneries. However, don’t forget that it also come at a ‘great’ cost as well. At RM540,000 for its smallest unit of 633 sf, it makes you wonder if Serini truly worth the steep price tag. Mind you, that’s around RM850 psf before any discounts, and it is even crazier that those property prices found in Mont Kiara or Damansara. In this regard, you really have to think logically and wisely if you willing to pay that much for having the Sime Darby brand name embedded in your home.

Final Analysis

023 Serini
The masterplan for Melawati Urban Centre

Amazing concepts, breath-taking sceneries and superb location, Sime Darby’s Serini Melawati has gotten most of its features right. Perhaps the only thing went wrong would be its questionable price tag. You should know that the Melawati Urban Centre is still an unproven success and Taman Melawati itself is just a rather mediocre neighbourhood. Thus, at RM800 psf, it may not be really that prudent for you to gamble so big in this upcoming but unproven project. However, considering the fact that Sime Darby has time and time again proven that their townships are always a huge success, maybe the better question would be to ask yourself whether are you willing to relinquish this wonderful buying opportunity instead. If you factor in its premium designs and its close proximity to the city centre, in the end you might want to agree that the price quotation is truly justifiable if you want to be a part of this exciting project.

Summary

The Melawati Urban Centre is a great project with amazing potentials. When four of its catalysts complete in the future, expect this township to blossom into a classy neighbourhood similar to Mont Kiara or Damansara. So, if you can afford to pay a premium for this project, then you definitely should because there are no other places that boast such majestic sceneries and yet so close to the city centre like Serini Melawati.
