Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
Sentral Suites is quite possibly one of the last new additions to the exciting central business district (CBD) of KL Sentral. Located in the midst of bustling activities in a potpourri of diverse cultures, Sentral Suites has the major advantage of being situated within a 5-minute walk of the KL Sentral station – the public transportation hub of Malaysia.
Sentral Suites is a product of MRCB, a leading Malaysian developer which specialises in the niche market of transport oriented developments. The KL Sentral CBD was planned and built by them, where they are now planning to emulate their success in the upcoming Penang Sentral that will be completed by the year 2020.
Some of MRCB’s hottest projects in Malaysia include a number of developments in Bandar Sri Iskandar, Nine Seputeh and 3 Residences in Kajang. They have also penetrated the international market with The Easton Burwood, an exclusive residential development in Melbourne East.

A Walk through Sentral Suites
A result of KL Sentral’s centrality is that properties in this area are extremely coveted. Prices of real estate here have more than doubled since its inception, and the lack of land here has further pushed its prices up. Sentral Suites is hence going to be one of the last few and highly coveted developments of this area.
The Sentral Suites project is going to be launched in Q3 2016, and is expected to be completed within 54 months. This lofty project will span 4.92 acres of land, which will house 3 towers. In order to ensure the continuous prosperity of the Sentral Suites’ development, the Feng Shui master Joey Yap was appointed to take a look and provide advice on the placement of the buildings. With this, buyers will be able to choose homes of four different views.
Facing northeast, residents will have beatific and unobstructed views of the Kuala Lumpur City, while if facing southeast, the landed properties of Seputeh will present a panoramic view. Towards the southwest of KL Sentral is Mid Valley Megamall one of the largest shopping malls in the Asian region, while towards the northwest is the famed public transportation hub of KL Sentral.
All three towers will be launched in different phases. Phase 1 which comprises of the first tower will house 458 units, as will the upcoming Tower 2. The third tower will however be slightly more special with 518 units. At the base of the homes there will be 41 units of retail lots that will serve the whims and fancies of the residents.
At Sentral Suites, there will be a unit type to suit every individual, whether they are singles or a family. There will be seven different layouts for buyers to choose from, ranging between 650 sq ft to 1,138 sq ft. Coming in various shapes and sizes, there are homes for bachelors, small families, larger sized families and even the savvy investor.
What Makes Sentral Suites Unique
Sentral Suites will be a wonder of greenery in itself. It is being sold as a garden in the city, a viable claim with its 15 different themed gardens and pocket gardens spread throughout the development. MRCB is not stingy with the gardens either, as every one of the towers will have differently themed gardens to avoid overcrowding.
Located on Level 13 of the towers will be the Hammock Garden for blissful relaxation, and on Level 18 there will be the Balinese themed gardens inclusive of all of Bali’s unique water features. The Level 28 gardens will be a special favourite of children as it will be an outdoor game themed garden that comes with trampolines. Level 32 of the towers will host the beautiful Japanese Gardens with gazebos, and on Level 36 there will be the Herbs Garden.
In addition to these already rather impressive gardens, there will also be pocket gardens in five different sky pods on Levels 28, 31, 33A, 37 and 40.
Location
Located in the heart of the city just opposite the prominent Menara Shell lies a highly anticipated plot of land. It sits almost literally within a stone’s throw of the KL Sentral train station, and will have an almost completely covered walkway to the station. It is within this prime piece of land where Sentral Suites is going to be built, where it is being designed to be a game changer of developments in the city.
A Melting Pot of Food
Future residents of Sentral Suites will be not only be within a 5-minute walk of the KL Sentral station, they will also be within a short walk of the so many culinary delights and cultural experiences of the city. In as near as a hundred metres away there are Indian restaurants which serve the delightfully spicy cuisines of India, and perhaps most importantly, there is a Western Union branch less than 200 metres away, and a Pos Malaysia main branch just opposite it.
This immediate area close to home is a wonderful place to explore, as it offers so many services and food and beverage choices in their multilevel shops. By walking farther up the road and exploring some of the back roads, future residents – and especially expatriates – will be awed by the variety of food available. From Chinese economy rice stalls that serve an amazing variety of dishes to all the local delights of prawn noodles, pork noodles, fish head mee hoon, bak kut teh (herbal soup pork dish), yong tau foo and char kway teow.
For even more choice of food, there is vegetarian fare in the area that some claim taste even better than their meaty counterparts. It is also in this area that visitors can sample both Northern and Southern Indian cuisine. Expatriates who are however lonesome for fares that they are more used to can find a taste of home at places like the teaPODS café.
Entertainment Across the Road
In the modern age of technology, entertainment has almost become a need as opposed to a desire. Living at Sentral Suites, residents will be able to satiate shopping and entertainment needs almost literally across the road at the brand new transit mall hub of Nu Sentral.
Striking the hearts of summer lovers, every shop on the ground floor is an al fresco cafe that offers both local and international cuisine. Entering the mall will get patrons even more luscious choices of food in form of Tony Roma’s, O’Brien and Coffee Planet.
Beauty and fashion addicts will also find their love here with outlets like Sephora – the one stop centre for branded makeup, facial and hair care – the first Monki outlet in Malaysia that boasts Scandinavian fashion and of course the everyday favourites like Cotton On.
Malaysia’s Central Hub of Public Transport
But perhaps the most important factor of Sentral Suites as has been stressed from the beginning, is its impeccable location. From the leisurely 5-minute stroll from home, residents of Sentral Suites will be able to check-in at the KL Sentral train station and arrive in the Kuala Lumpur International Airport (KLIA) and KLIA2 in under 30 minutes.
Intercity and interstate trains also make their main stops at KL Sentral, so commuters will be able to get to places like Ipoh, Seremban and Johor within a few short hours. The soon to be launched High Speed Rail (HSR) that is estimated to be completed by 2026 will also be reachable from KL Sentral at only one stop to Bandar Malaysia. Adding up the travel time, KL-ites will be able to get to Singapore in only 99 minutes.
Closer to home, residents of Sentral Suites need never be stuck in traffic during peak hours or get stressed looking for parking in shopping malls during weekends. All they need to do is hop onto the train close to home, and they can be at Mid Valley Megamall in only 10 minutes, Suria KLCC in 20 minutes, 1 Utama Shopping Centre in roughly the same time and also Pavilion KL. For literally a cool weekend away from home, they can even hop onto any of the numerous Genting Highland busses and escape from the city.
Getting Around via Private Vehicle
While many may bemoan the constantly congested state of the roads around the city during peak hours, navigating around Sentral Suites is actually delightfully convenient during non-peak hours. All the main highways of the city interconnect around this strategic location, providing motorists with a convenient route to all the major suburbs.
There are roads leading to Bangsar via Jalan Bangsar, to the city via Jalan Tun Sambanthan and Jalan Istana, and toward both Kuala Lumpur and Klang via Federal Highway. Getting to the city via these routes take no more than 15 minutes in clear traffic, along with the other major suburbs such as Mont Kiara and Petaling Jaya.
There are also the main trunk roads Jalan Damansara and Jalan Syed Putra from KL Sentral, as well as Lebuhraya Mahameru and the New Pantai Expressway (NPE). These routes connect seamlessly to the southern part of Klang Valley, with Kuchai Lama and Bukit Jalil a short drive away.
Although getting to the Kuala Lumpur International Airport will take less than 40 minutes via the Express Rail Link (ERL), those who prefer to drive will be able to get to KLIA in under an hour via the various linked highways – and ultimately the Maju Expressway (MEX).
Analysis
Price Analysis
The number of new developments within KL Sentral is extremely limited, with the majority of them having been completed a minimum of two years ago. Summary
Sentral Suites is indeed one of the last few new developments that will ever be found in KL Sentral. It can in fact be said that it is the latest development for property investors to own a piece of property within such a prime location. Its prices are indeed reasonable at approximately RM1,000 per square feet.
Sentral Suites is truly designed for all walks of lives, whether you are an expatriate with a family looking for a home in Kuala Lumpur, a bachelor looking for your own pad or a savvy investor looking to maximise your profits. Unlike many investor-heavy developments that remain empty upon its completion, the prime location of Sentral Suites will ensure that this will be one development that will always be populated.
The Sentral Suites showroom is opened on a daily basis except on Public Holidays, from 10am – 6pm.
