Sunsuria City in Putrajaya South, Salak Tinggi, Selangor is a development in the Greater Kuala Lumpur southern corridor.

This well-planned township is developed by Sunsuria Bhd, and it consists of a development area of 375 acres and 150 acres of Xiamen University Malaysia – the first overseas campus by a top Chinese university.

The developer envisions a smart and sustainable-living concept for the township, which encourages walking, cycling, and public transport. Sunsuria is looking to obtain Green Building Index certification for the township.

The township will encompass retail malls, condominiums, serviced apartments, commercial shoplots, hotels, and landed residential homes. It was first launched in 2015, and will be developed over 10 years with a gross development value (GDV) of RM10 billion.

The premium outlet mall, Horizon Village Outlets, is located right beside the township. The 525-acre Sunsuria City is a satellite city built around the core of Xiamen University Malaysia and close proximity to Alibaba Digital Hub, Digital Free Trade Zone (DFTZ), Cyberjaya, Putrajaya, Kuala Lumpur International Airport (KLIA), and Sepang International Circuit. It is also linked by its own integrated connection to the Express Rail Link (ERL).

Project Details

The developer has highlighted that they planned the township based on 3 pillars of creating a smart, liveable, and sustainable township. A 14-acre park, called Giverny Park, is nestled within the township. It serves as the central park and green lung that is open to the public.

Giverny Park is the first component of the development that the developer envisioned. They spent over RM10 million on landscaping the park.

Residents using the ERL to Sunsuria City will stroll through Le Park, a crafted walkway that is monitored by CCTV surveillance. There are double-track jogging and cycling tracks throughout the township and residential areas, including the back lanes, to further enhance liveability.

Sunsuria took inspiration from smart cities around the world to develop Sunsuria City. Sunsuria City is equipped with infrastructures such as high-speed fibre broadband and smart home security systems.

The township also hosts an eSports hub (M8Hexa), providing Malaysian youths with the training and resources required to seek a future in eSports-related fields.

Plus, the Sunsuria Celebration Centre houses Sunsuria City’s sales gallery. It also offers interactive green spaces for all kinds of events.

There’s also a free buggy ride service within Sunsuria City. It departs from the Celebration Centre, with daily departures (except Sundays) at every hour.

Location

Sunsuria City is connected to the North–South Expressway Central Link (ELITE Expressway) via a direct link from the Putrajaya-Cyberjaya Expressway and other highways such as the North-South Expressway (NSE) and the Maju Expressway (MEX).

Sunsuria City is also a short drive from the Kuala Lumpur International Airport (KLIA) and klia2, while commuters can take the Express Rail Link from the Salak Tinggi station which is located within the township. Commuters can get to KLIA in about 7 minutes, klia2 in about 11 minutes, and KL Sentral in about 30 minutes.

Let’s take a look at The Olive. At its launch it was priced at about RM384,000 in 2016. The sale price of a 818 sq ft unit on PropertyGuru in July 2021 is from RM398,000 to RM445,000. Meanwhile, rent is between RM1,000 and RM1,600 per month. Based on these figures, the approximate gross rental yield is as below:

  • Purchase price: RM420,000
  • Rent out: RM1,400 per month
  • Gross rental yield: About 4% per annum

While the capital appreciation isn’t phenomenal, units still fetch a decent rental yield. This could be due to the potentially strong rental market from the students at Xiamen University Malaysia, which will have a total capacity of up to 20,000 students.
