About the Developer
Established in 1962, Bursa Malaysia-listed Selangor Dredging Berhad (SDB) was, until the 1980s mainly involved in tin mining. Presently, SDB owns Wisma Selangor Dredging and Hotel Maya Kuala Lumpur. Both of these properties are located within a stone’s throw away from Kuala Lumpur City Centre (KLCC).
After being involved in tin mining for more than 20 years, Selangor Dredging started to diversify in the 1980s into hardware manufacturing and retail manufacturing of tyre rims. Project Details
Launched in 2014, The Hub is a single and double volume SOVO commercial development nestled on a 2.51-acre lot on Jalan Harapan in SS2, Petaling Jaya. Overall, The Hub is a mixed commercial development consisting of 13 low-rise four-storey shop offices and 276 signature suites housed in a 44-storey tower.
In addition, there will also be 2 basement mezzanine floors in between the ground floor and first floor of the building.
Accompanying these units are open public spaces, including a promenade, covered courtyards, features and open air plazas, among others. Externally, there will also be sheltered spaces, sculptures and wide corridors.
This freehold mixed development will join in the ranks of high-rise developments within the vicinity of SStwo Mall, which had ceased operations indefinitely since March 2015.
The neighbourhood shopping mall, owned by ASIAN Retail Mall Fund II (ARMF), is still seeking potential buyers at this point in writing.

Existing high-rise condominiums located in the vicinity include KEN III Damansara, Ameera Residences, and Five Stones condominium. The signature suites come in several configurations, starting from a micro-unit, to 1-room, 2-room suites, 1-room and 2-room double-volume lofts.
These units come with built-ups ranging from 517 sq ft to 1,313 sq ft. All units are equipped with fibre-optic cables. Some units may even come with private lifts. All SOVO units are partly-furnished with a pantry, hood and hob, kitchen cabinet and fridge.
Plus boutique-style 2 ½-storey retail offices with rooftop gardens, as well as built-ups of approximately 7,000 sq ft. The maintenance fee for the retail offices is RM0.30 psf + 10% sinking fund.
Internally, units may feature high ceilings, full height, folding sliding shutter panels (exclusive to lofts), which may appear as walls that slide smoothly to form a private meeting space, as well as wide windows which allow plenty of natural light to stream into the interior space.

Location
SS2 used to be known for its hawker fare (which still exists to this day), which is located at the centre of rows of retail shop lots near the SS2 police station. This place is highly established with banks, convenience stores, home and electronics chain stores, as well as food and beverage outlets.
There are two major highways which connect SS2 to other parts of the Klang Valley namely SPRINT and LDP, as well as Jalan Universiti, which is conveniently connected to the Federal Highway.
The Hub is located in a less congested and secluded part of highly-congested SS2. This area of Petaling Jaya does not need much introduction as its main roads are linked to LDP and SPRINT, at the same time being home to a well-known shopping strip for retail and rented bridal gowns, due to the existence of many bridal and wedding shops, which were formerly terrace houses.
The access road is easy and is known to the locals as where Restoran New Paris is located. The Hub is nestled at the corner of Jalan 17/47 and Jalan Harapan, immediate high-rise high-end condominiums Ameera Residences and Five Stones. One of the nearest schools is Sekolah Kebangsaan Taman SEA.
Located close by the commercial heart of SS2, future residents of The Hub will have ample access to banking facilities, schools, amenities, food and beverage outlets, and a night market. Some of the nearest shopping centres include Atria Shopping Gallery, Tropicana City Mall, and 1Utama Shopping Centre.
Public transportation in the area include the Taman Paramount and Taman Bahagia LRT stations, as well as MRT 1 stations of Taman Tun Dr. Ismail and Bandar Utama.

Upon completion, The Hub is the tallest commercial building to grace SS2, due to the scarcity of freehold land. What makes it stand out in the long run is the developer SDB Properties’ added expertise in operating hotels and resorts.
Future owners of its SOVO suites will feel very much at home due to various in-house facilities that are offered, facilities that are similar, and even comparable to high rise serviced apartments. What makes The Hub stand out from other commercial developments is most likely its double volume lofts.
Owners of properties that carry a commercial title such as The Hub must be prepared to service a higher monthly utility bill.
