We have extended our kitchen in our property which we intent to sell now without the approval of the Dewan Bandaraya more than 10 years ago. Do you foresee any problems during the sell process?

We also intend to use an agent to help us sell, what is the current comission rate to agent now? How much can we negotiate with the agent? When do we have to make that payment to him/her? Only upon the loan approval of the buyer?

Do we need to hire a lawyer along the process? Who is paying the legal fee? Buyer or seller?

1) Extended Kitchen - normally it wouldn't be any problem unless some1 go and report to city council. The only problem might be the valuer will not take it into the valuation price which eventually affect the loan amount of the new purchaser. 2) normally is 2% + 6% GST based on the 2% 3) the commission will only issue once the sale and purchase agreement signed and 10% deposit paid. 4) Purchaser will need to pay for the sale and purchase agreement. vendor/seller will only need to pay some disbursement fee. unless vendor/seller want to appoint their own lawyer to represent them during the sale and purchase process which normally not practice in sabah except large case.
