Madam Koh, The agent 1.inspect property and list down details & inventory of furnitures. 2. advise Landlord on market rental and agree on the commercial terms in writing 3. advertise and promote the property for rent to customers directly or fromother agents. 4. Arrange viewing appointments with customers even late evenings and weekends. 5. Vet through the background of the prospect tenants and informed Landlord 6. Once shortlisted and agreed by Landlord, issue a Letter or Agreement To Rent and collect 1 month earnest deposit from Tenant and sign the form. 7. Prepare a standard Tenancy Agreement for Landlord & Tenant to review. 8. Once approved by the Landlord, request the Tenant to sign the Tenancy Agreement and collect all relevant deposits and advance rental 9. Arrange for stamping of the Tenancy Agreement. 10. conduct a handover of the house in good condition and request the Tenant to acknowledge the keys collected and sign an inventory list of furnitures, fittings and fixtures. 11. Conduct electricity and water readings or gas meter readings(if pipe in gas). Arrange for tenant to apply for the utilities if required by Landlord. 12. Monitor that the Tenant is paying the rental on time and help Landlord if the Tenant is late in payments. 13. Once the tenancy is ending, help the Landlord to secure the existing Tenant on new rental terms if required by the Landlord whereby a half month fee (plus 6% GST) is paid to agent. 14. If Tenant leaves help to conduct handover back of keys and inspection of the premises back in original state to the Landlord. 15.
