Some of you might have already heard of Syarikat Perumahan Negara Berhad (SPNB). Others might have just only found out about it when they announced that they would be focusing on launching 3 affordable home projects this year (despite the COVID-19 pandemic!).
SPNB is an important factor in Malaysia’s real estate industry. It is the national housing development company designed to support the provision of affordable housing to the people.
What Is SPNB All About?
Syarikat Perumahan Negara Berhad was established since 21st August 1997, under the Ministry of Finance, with the goal of delivering low-cost housing to the rakyat.
SPNB has evolved and matured over the years, delivering popular and successful housing initiatives such as Rumah Mesra Rakyat.
In 2018, it was placed under the Ministry of Housing and Local Government (KPKT), but continues with its vision to be the preferred choice for the Malaysian public in acquiring affordable homes.
The company’s mission statement offers a powerful look at their goals:
“We aim to not only develop affordable homes for the Malaysian public but to also provide homes that are high in quality and fits the demand of the market through a culture of excellence, bridging the gap between affordability to ensure ownership of homes, and to also become a property developer that plays its role in its social responsibility.”
The techniques and strategies of SPNB reflect growing excellence in the industry, incorporating efficient new methods such as the Industrialised Building System in 2012, showing its commitment to continuous improvement.
SPNB’s award-winning success shows that affordable housing doesn’t mean low-quality homes, with the company being awarded with multiple accolades over its history, for example:
- In 2017 it won Best High-Rise Development for the Aspire Residence project at the Property Insight Prestigious Developer Award (PIPDA)
- In 2018 it won Best Affordable Land Developer at the 2018/19 ASEAN Property Awards.
A New Chapter For SPNB
SPNB recently entered a new chapter, with the appointment of Lembah Jaya assemblyman Haniza Mohamed Talha as the organisation’s new chairman.
Haniza has a long history in Malaysia’s property industry, as she was the former Selangor Housing and Urban Living committee chairman.
It was a role committed to achieving targets of 30,000 units of Rumah Selangorku affordable houses by 2023. She is also a board member of the Selangor Housing and Property Board.
Haniza’s experience in Malaysia’s property industry follows her graduation from a Bachelor in Architecture from the UK’s University of Sheffield.
SPNB Projects Of Note
SPNB has a respected history of working to develop affordable housing in Malaysia, so let’s take a look at some of them:
1) Rumah Mesra Rakyat (RMR)
This pioneering initiative is designed to help low-income families in professions such as fishing, farming, as well as those with limited income and poor residential circumstances to access affordable homes.
It works to construct on vacant land, or repair and renovate rundown homes, in order to provide an appropriate standard of living.
There are currently 2 Rumah Mesra Rakyat schemes that are handled by SPNB Mesra Sdn Bhd: Rumah Mesra Rakyat 1Malaysia (RMR1M) and Rumah Mesra Rakyat Plus (RMRPLUS).
The former is aimed at low-income citizens who live in dilapidated homes, or still don’t have a home but own a plot of land with the right requirements to build their own.
On the other hand, the latter is an alternative scheme which is meant to aid those who failed to qualify for the RMR1M subsidy, because they did not meet the necessary requirements.
Applicants for RMR SPNB must meet certain requirements such as Malaysian nationality, aged over 18, have a monthly household income less than RM3,000, and who do not own a property/have a dilapidated home/incomplete property.
If you are qualified for this, you can apply for this scheme by following the steps below:
- Go to their official website https://rmr.spnbonline.com.my/
- Click on ‘Pendaftaran Baru’ and complete the login registration form
- Your log-in ID and password will be sent to you for verification
- Log into the main page using your ID and password to begin the RMR application process
- Fill in the online form with all the necessary information
- Once you are done, click on ‘Selesai’, and print out the form
- Submit your form and all necessary documents to the SPNB branch office that is nearest to you
2) Kediaman SPNB
This initiative is designed to provide ‘inspiring’ living environments, with affordable housing and welcoming surroundings coupled with good local amenities.
The aim here is to provide quality but low-cost housing to Malaysians who qualify for a bank loan to purchase the property.
There are already a number of SPNB-developed properties available in Malaysia today, offering access to affordable housing but with quality that residents should be able to rely on:
2a) Aspire Residence @ Cyberjaya
Aspire Residence is an award-winning SPNB project in Sepang, Selangor, boasting 392 units across three 25-storey tower blocks. It was finished in 2018, and follows SPNB’s commitment to quality but affordable property.
Despite its affordable roots, Aspire Residence still offers excellent facilities such as a swimming pool, library, nursery, badminton hall, basketball court, and more. There are currently a number of three-bedroom two-bathroom units for sale on PropertyGuru at a price of RM350,000.
2b) Residensi Lanar
Residensi Lanar is another great example of SPNB’s focus on affordable but quality homes. This high-rise property boasts 404 units across this development located in Negeri Sembilan.
Residents enjoy facilities like a BBQ area, swimming pool, gym, playground, multi-purpose hall, and more. A three-bedroom two-bathroom unit for sale on PropertyGuru today is priced at RM250,000.
This development showcases another side of the SPNB portfolio, with terraced housing and semi-detached properties located in Melaka.
Taman Sutera Wangi is targeted at affordable housing focused on the family segment, and was completed in 2017.
Residents have access to a playground and jogging track on the development, which is also conveniently located for a range of urban amenities such as malls, supermarkets, schools, and more.
