Amerin Residence (also known as One Amerin Residence) is located at Taman Impian Indah in Balakong, Selangor. Developed by Capital Trend Asia Sdn Bhd, Amerin Residence stands at 27 storeys tall, and it is sited on 5.1 acres of freehold land.
The residence was promoted as an ideal place to live, play and relax in a hotel-inspired environment. This guarded residence also sits above a mall, Amerin Mall, with more than 660 car park available.
Amerin Residence is a modern and sleek serviced apartment, and during its soft sales period in 2014, the developer shared that Tower A was already sold out prior to its soft launch, and more than one-third of the units in Tower B had been sold.
The mixed high-rise development has a gross development value (GDV) of RM380mil. It is at the focal point of Kajang Dispersal Link Expressway (SILK), and thus, it has good connectivity from all directions, high traffic and visibility.
Renowned feng shui consultant Datuk Joey Yap, provided consultation on One Amerin’s location and directional alignment. During the official launch in 2014, he mentioned that mountains and rivers have great significance in feng shui when it comes to property, and One Amerin is situated in such a way that it reaps the most benefits from the energy in the land around it.
According to Yap, the location of 3 mountains to the northeast, northwest, and south, are close to One Amerin and that ensures that the property would have good feng shui for the next 29 years.
Amerin Mall officially opened its doors in 2018, while Amerin Residence was completed in 2017.

Amerin Residence comprises two 27-storey residential towers (Tower A and Tower B), with a total of 608 units. Each tower has 304 units from the 8th floor to the 27th floor.
The built-up areas range from 857 sq ft to 1,363 sq ft, which are ideal for singles, couples or smaller families. Parking for residents is located on the 4th to 6th floor.
The units in Tower B were priced from RM530,000 to RM705,000, at over RM500 per sq ft. The units will either have the Kajang Dispersal Link Expressway (SILK) view, or the Kajang / pool view.
This service apartment offers an array of recreational facilities across 100,000 sq ft on the 7th floor. It includes a 40m swimming pool, wading pool, gymnasium, Jacuzzi, game room, activity room, barbeque area, 2 badminton courts, landscaped garden, a playground and a multi-purpose hall.
There’s also a roof top sky garden atop the 27th floor. For security, there are guards on duty 24 hours a day, and residents have card-only access from the mall to the residential towers.

Analysis
Amerin Residence’s location next to SILK Expressway benefits both residents, tenants, and investors. Located in the heart of Balakong where the estimated population is more than 200,000, the development enjoys great visibility, connectivity and is home to a plethora of amenities.
Amerin Residence appears to be reasonably priced, as units came with free air-conditioners, water heaters, and kitchen cabinets. During its launch, there was a promotion package that included free legal fees for SPA and loan documents.
Overall, Amerin Residence has good potential. Despite the traffic and road diversion issues due to the developments pouring into the area, most would agree that it’s all part of living in a fast-developing area. The project received a positive response from buyers in the Balakong area as Tower A was sold out prior to the soft launch.
Available listings in PropertyGuru in March 2021 show that the asking monthly rental for 857 sq ft units are from RM1,100 to RM1,500, while purchase prices are asking from RM370,000 to RM449,000.
