Location

MAP

Map of The Greens TTDI

There are two known access roads leading in and out of The Greens. The first is through Jalan Wan Kadir 5 (next to the VADS office building) from Jalan Datuk Sulaiman. The second is through Jalan Wan Kadir 3 (next to Brunsfield Centre), Off Jalan Damansara. The two towers that make up The Greens is built on a former car park site within the Jalan Wan Kadir commercial area in Taman Tun Dr. Ismail (Taman Tun). Immediately adjacent to this Green Building Index (GBI) certified serviced apartment is LGB Tower, a Grade A office tower belonging to The LGB Group. The LGP Group is the parent company of Bellworth Developments Sdn Bhd, the developer of The Greens.

Jalan Wan Kadir is lined with 2 ½ storey shophouses comprising anything and everything from food and beverage businesses, to phone services provider outlets and fast food restaurants, just to name a few. Located across from Jalan Wan Kadir is the Jalan Tun Mohd Fuad commercial area and more rows of shops occupied by food operators, banks, privately-run clinics and even pet grooming services. Examples of fast food outlets operating here include McDonald’s Restaurants, Pizza Hut, Ayamas, Secret Recipe. Aside from these amenities, Taman Tun also has its own fire station with a watch tower to boot.

Every Sunday, roads in the Jalan Tun Mohd Fuad area will be lined with stalls for the night market. The night market used to be huge but these days, the number of vendors have dwindled as chain supermarkets and hypermarkets such as Hero Supermarket at TTDI Plaza on Jalan Wan Kadir 3, AEON Big inside Tropicana City Mall, AEON Supermarket, Cold Storage in 1Utama Shopping Centre, and Tesco Extra at Mutiara Damansara have taken over communities by storm. Getting a parking spot on Sunday nights when the night market is on requires effort and patience. Even during weekdays getting a parking spot in the Jalan Wan Kadir and Jalan Tun Mohd Fuad commercial areas is difficult.

Apart from these two commercial centres, Taman Tun also has another commercial hub at the Jalan Burhanuddin Helmi area, where most of the better pubs and bars abound. There are also a supermarket there called Pasaraya TTDI.

The closest highway to The Greens development is Jalan Damansara, which is directly connected to both the LDP and SPRINT highways. The Damansara-Puchong Highway or (LDP) leads to places as far as Puchong and Bandar Sunway whereas the SPRINT Highway links residents in this area to the Kuala Lumpur city centre. KPJ Damansara Specialists Hospital (DSH) fronts Jalan Damansara and is only a short distance away.

The Greens is possibly the third newest high-rise development to descend upon Taman Tun, largely a landed property residential community, in which one of the first developers to build houses here were UDA Development. Most Taman Tun residents have lived here for generations and may continue to do so mainly due to the strategic proximity to both Petaling Jaya and Kuala Lumpur.

The Greens is also located within a short walking distance (less than 1 km away) from the Taman Tun station, which is nearest to Brunsfield Centre. This station is operated under the MRT Sungai Buloh-Kajang Line 1. The next nearest station is Bandar Utama station followed by Mutiara Damansara station next to IPC Shopping Centre.

Located near The Greens is yet another new development called TTDI Ascencia, which is scheduled to be completed in October, 2016. The developer behind the project is NAZA TTDI, whose currently working on not one, but two new high-rise projects in Taman Tun. The other project is the newest 27-storey serviced apartment called TTDI Segaris, which is located on a leasehold land next to a Shell petrol station.

In terms of amenities in Taman Tun, although there aren’t any shopping malls in this neighbourhood, there are plenty of them in Bandar Utama and Mutiara Damansara. Bandar Utama is home to one of Asia’s largest shopping malls – 1Utama Shopping Centre. This huge mall boasts a shopping space with a gross built up area of 5 million square feet. Soon to emerge will be Empire City Mall by Empire Mammoth Group under the Empire City development (which fronts Damansara-Puchong Highway) and is located opposite Damansara Perdana. Then there’s also Mutiara Damansara, where IKEA, Tesco Extra and the IPC Shopping Centre are located.

And here’s an interesting fact, Damansara-Puchong Highway is notably the only highway in the Klang Valley with the highest number of shopping malls.

About the Developer

At its very core, Bellworth Developments Sdn Bhd (Bellworth) continues the path of building projects that champions the purpose of sustainability, a cause in which its parent organization, LGB Group has been practicing for the past 30 years. Initially focusing in waste and water management, the LGB Group has since expanded its repertoire of businesses into highway management, construction and engineering, steel and industrial products, and eventually in urban and property development.

The Greens is Bellworth’s maiden residential development in Taman Tun Dr. Ismail. The developer’s other property project will take place in London, England, where it will develop Lancer Square, a 1.05-acre mixed-use development. Another future project in Malaysia include a 400-acre mixed township consisting of 2,000 units of super-link, semi-detached and bungalows in the Hang Tuah district in Malacca.

The developer is also looking at the possibility of reclaiming and developing a 1,600-acre plot of land next to Penang Port Container Terminal and overlooking Lingkaran Luar Butterworth Highway in Penang and turn it into a mixed-used development.

Summary

The Greens is nestled within the commercial area of Jalan Wan Kadir and within a short walk from Jalan Tun Mohd Fuad, where eateries, banks, supermarkets and services are aplenty. The development is among the newest residential high-rise projects to be built in Taman Tun Dr. Ismail, next to TTDI Ascencia and TTDI Segaris.

Currently selling at RM950 per square foot, The Greens is priced lower than the RM1,100 – RM1,200 per square foot range for units at both TTDI Ascencia and TTDI Segaris. Given that all these properties are located less than 500 metres away from one another, all are low-density developments which are nestled next to a soon-to-be-completed MRT Line 1, ample facilities and amenities, as well as nearest to Jalan Damansara, the SPRINT highway and Damansara-Puchong highway.

Well-positioned and well-connected, Taman Tun is a self-sufficient, evolved and upmarket residential community with much to offer. The population density is low and is well-supported by a suite of facilities and amenities that does not require you to travel far to reach.

For those who love nature, it’s no wonder how The Greens got it’s name, as views from a number of units at this development are the Bukit Kiara Forest Reserve, and the green expanse of The Kuala Lumpur Golf and Country Club. Taman Rimba Kiara and Kiara Hill is the nearest park of all that local residents flock to.
