Westside 3, also referred to as Westside III, is located at the highly successful 473-acre Desa ParkCity. The RM505 million condominium project is developed by Perdana ParkCity Sdn Bhd, the property arm of Samling Group.


Westside III condominium is developed over 4.27 acres of freehold land, and it achieved a 59% take-up rate (276 units of the 469 units) after its priority launch event on 30 May 2015. The developer mentioned that the interest shown is indeed remarkable given the market sentiment then. There were more than 100 people queueing in front of the sales gallery at 6:30am. Some buyers camped there since 26 May. The award-winning master-planned township of Desa ParkCity has a track record of attracting strong sales for all its launches.

Westside III condominium was constructed by GDB Holdings Bhd, and they completed the project ahead of its contractual completion date. They were also previously contracted by Perdana ParkCity for the construction of One Central Park, a 45-storey condominium, which was delivered over three months ahead of schedule in October 2016.

The units at Westside 3 have a built-up area of between 1,077 sq ft and 1,927 sq ft. The partly furnished units come in 6 types (Type A1, Type A2, Type A3, Type B1, Type C1, and Type C2), and 3 layouts (2 bedrooms + 2 bathrooms, 3 bedrooms + 2 bathrooms, and 3 bedrooms + 4 bathrooms).


The single-phase 47-storey project has a total of 469 units, and the prices started from RM636 per sq ft. The maintenance fee is 36 sen per sq ft. Facilities are on the Street Level and Level 6. They include gardens, sun decks, water amusement park with water jet, adventure playground, tennis court, jogging track, pools, barbeque area, kids’ funzone, and multi-purpose hall, among others. These facilities are exclusively for Westside 3 residents and their guests.

Each unit come with high-quality interiors, with air-conditioners. Each bathroom also come with hot water supply and shower screens. An intercom is also available in each unit, for added security. There are also 1,079 parking bays for residents across 5 levels. The project was completed in 2019, and majority of the buyers were owner-occupiers.

The developer has kept the design concept for its condominiums, which is to create a neighbourhood that encourages interaction amongst neighours. Apart from interaction at the public facilities, the developer has included water dispensers at the lobby, as a point where neighbours could have a chat. They have applied this same concept for Westside 1 and Westside 2.

Desa ParkCity is located adjacent to Bandar Menjalara, and it is accessible via several highways, including the Damansara-Puchong Expressway (LDP), Guthrie Corridor Expressway (GCE), and Middle Ring Road 2 (MRR2).


The nearest KTM stations are the Sungai Buloh KTM station, Kepong Sentral KTM station, Segambut KTM station, KTM Taman Kepong station, KTM Kepong Sentral station, and KTM Kepong station.

Westside 3 was targeted at families, first-time homebuyers, and upgraders. The developer also noted that an increasing number of families have not been hiring maids due to cost and availability. Therefore, the developer started their own premium maid service, ParkCity Cleaners. The service is available to all residents in Desa ParkCity.


Despite the slowdown in the property market, values and rents in Desa ParkCity have remained resilient. There are several factors that lend to this, including a growing expatriate community, the medical centre and international school, daily conveniences, security, and various amenities available to residents.

The Northshore Gardens at Desa ParkCity was launched in 2008 and priced at RM650 per sq ft for the smaller units. A search in PropertyGuru in April 2021, shows that they are going for about RM950 per sq ft. As for Westside 3, it was launched from RM636 per sq ft in 2015, and listings show that units range from RM850 per sq ft to slightly above RM1,000 per sq ft. These prices are way above those in the neighbouring Kepong area, and matching those in Mont’Kiara.

A 1,099 sq ft Westside 3 unit listed for sale on PropertyGuru in April 2021 is about RM1.05 million. For monthly rent, it is listed at approximately RM3,400. Thus, the gross rental yield for such a unit would roughly be 3.89% per annum.

Once the market picks up, well-planned townships could rebound first, and at a faster pace. Ultimately, what usually makes a township successful is a focus on residents. Desa ParkCity is a thriving township, and some see it as a good place to get away from the city without being too far away from Kuala Lumpur. There are schools, clinics, shops, eateries, and recreational facilities, all within its township.


According to a public online forum, Westside 3 is close to the NKVE. So, that could mean some noise and dust pollution. It would be best to decide it for yourself. Westside 3 is slightly further from the facilities in the township, and that also means that it is further from the crowds, and thus, could mean a quieter environment.
