Gamuda Cove’s masterplan design received a 5-diamond recognition at the Low Carbon City 2030 Challenge (LCC2030C) ceremony held in Hotel EQ, Equatorial Plaza Kuala Lumpur on 22 March 2022.

The Southern Klang Valley township is also the first private township to receive this recognition from the Environment and Water Ministry in collaboration with Malaysian Green Technology and Climate Change Centre (MGTC).

“This recognition underscores Gamuda Land’s approach to ESG principles under the Gamuda Green Plan 2025 and is also a testament that we are on the right track in our sustainability efforts,” said Chu Wai Lune, Chief Operating Officer of Gamuda Land, the developer of Gamuda Cove.

The Gamuda Green Plan 2025 is a comprehensive framework charting tangible targets driven on environmental, social and governance (ESG) dimensions set forth over the next five years and beyond.

The plan commits the entire Group with specific steps to reduce direct and indirect corporate greenhouse gases emission intensity by 30% in 2025 and by 45% in 2030.

Key Design Elements “Guided by our core town-making principle, ‘when we get the places right, the town works’, we designed and planned Gamuda Cove with a target to achieve 45% overall reduction in carbon emission as compared to the business-as-usual design,” adds Chu.

Gamuda Cove will be introducing e-tram for intercity public transportation, encouraging adaptation to green mobility. The township will also use gravel pathways to reduce urban surface runoff.

He shared that this is aligned to Pillar 1 (Sustainable Planning and Design for Construction) of the Gamuda Green Plan.

While the LCC2030 Challenge takes four elements of measure into consideration, namely Energy, Urban Transport, Water and Waste; Gamuda Cove will be incorporating an additional two elements of measure in its carbon reduction strategies, namely Urban Planning and Building. 

“We anticipate that the implementation of low carbon city strategies will see Gamuda Cove reducing up to 221,366 tCO2 against the baseline set if compared to the business-as-usual design of a township, this is equivalent to the 45% overall reduction,” says Chu. Gamuda Land will be working closely with Green Quarter Sdn Bhd to ensure all commitments are followed through.

Looking at PropertyGuru.com.my internal data from 1st October to 28th October 2021, Mondays and Tuesdays both share the highest search volume.    

Below graph also shows relatively high activity across the weekdays from Wednesdays to Fridays. 
 

While the behavior on the days of the week might have changed, the time of the day property seekers are most active on our paltform remains the same. We see an upward trend from 10AM that remains relatively strong till 10PM with only slight dip between 6pm-7pm.

Last month, property seekers’ traffic peaked on Tuesdays and relatively high activity across Wednesdays to Sundays.  

However, internal data from 1st – 26th July shows the exact opposite with Mondays having the highest volume of views, followed by Thursday, Friday, Saturday and Sunday.

Key Highlights of PMI Q2 2021

ICYMI, here’s a summary of our Property Market Index Q2 2021 which tracks the asking price and supply trend across Malaysia.

Overall median asking prices psf dropped by 1.79% YoY and 0.84% QoQ as a result of recent COVID-19 infection spikes and ongoing pandemic-related uncertainty, but increased vaccinations are expected to bring more stability as the year progresses.

Selangor was the only state that recorded positive price movement in Q1 2021, suggesting it is likely to stay on this course in Q2 2021.

In contrast, Johor’s downward trend of asking prices has been accelerating since the start of the COVID-19 pandemic, having the sharpest drop in asking prices among the four key regions, falling by 1.36% QoQ and 5.66% YoY in Q1 2021.

Overall supply of new property in the market spiked by 15.85% YoY in Q1 2021. This is the highest volume of supply growth recorded since Q1 2020, prior to when the full impact of the pandemic was felt in the market.

Penang recorded the highest spike in yearly supply volume, registering a 34.17% YoY increase. This is also the third consecutive quarter of positive supply growth for Penang. In reverse, Johor is the only region that experienced a property supply shrink in the first quarter of the year by 3.55% QoQ.

In our previous edition, we saw Sundays having the highest traffic followed closely by Saturdays in April.

Based on Google Analytics data from 1^st to 31^st May 2021, we see high volumes of activity on Mondays followed closely by Tuesdays. This means you should schedule your Auto-Repost on these days to ensure your listings rank high. 

As for time of the day, highest traffic are spotted during Mondays, Saturday and Sundays between 10AM to 10PM – you definitely want to make sure your listings stand out during this time.

Let’s take a look at property seekers’ behavioral data over the past month. 

When to Focus Your Listings  

Based on Google Analytics report between 28 February to 28 March 2021, Sunday takes a clear lead with the highest pageviews (18.1%).  

This is followed closely by Monday (14.4%) with the remaining days between Tuesday until Saturday distributed quite evenly.   

As for time of the day, however, 7PM to 9PM recorded exceptionally high traffic indicating that property seekers are most active after dinner time. Throughout the day, we see search traffic picking up from 8AM onwards and then remain consistent from 12PM to 6PM.  

However, same as last month – 1AM – 6AM tends to be the time when property seekers are least active. 

Where to Focus Your Listings  

Here are the Top 10 Most Searched Areas categorized by properties for sale and for rent from 28 February to 28 March 2021.  

Unchanged from last month, Johor Bahru, Shah Alam and Damansara remains Top 3 for highest search in terms of properties for sale.  

On the other hand, you’ll also notice high demand by property seekers for properties to rent in Damansara, Shah Alam and Subang Jaya – likely due to the close proximity to commercial hubs and convenience offered within these areas.

Time really flies! We’re already moving into the last month of the quarter and as reflected in our Property Market Index Q1 2021, the market remains positive.  

This is likely due to the low interest rates that allow for some property seekers to leverage on and drive their property aspirations forward.  

Now, how can you leverage on this as well? 

When to Focus Your Listings

In contrast to our February edition, it looks like property search behavior remains the same where consumer viewings are evenly distributed over the weekdays, peaking on Sundays and Mondays with Mondays having the highest search volumes. 

Now, let’s look at the time you should focus on Repost and Spotlight!  

Note: We heard feedback from some Agent Partners like you that you’d appreciate hourly breakdowns, so we’ve improved on the graph below! We hope you’ll benefit from it. 

Looking at traffic on an hourly basis, you can now more effectively target your clients. It seems that activity begins at 8AM and starts to peak at 11AM and remains fairly consistent till 10PM – so you have 12 full hours of active search.  

However, take note that 5PM-6PM experiences a slight lull – likely this is due to dinner time. After they’re done makan-ing, they’re immediately back and then hit the highest at 7-8PM.  

Where to Focus Your Listings

Here are the Top 10 Most Popular Areas searched by property seekers from 1st February to 1st March 2021.  

Similar to our previous article, Shah Alam, Johor Bahru and Damansara remains strong demand being the Top 3 highest searched areas, followed by Iskandar Puteri and Subang Jaya.  

As for Johor region, we see Johor Bahru, Iskandar Puteri still remains among the list of Top 10 Most Popular Areas – which translates to positive property purchase intent within this region.

Now  that  we have  established significant increase in traffic on our platform,  let’s look at when property seekers are most actively searching  and Top 10 hotspots in the past month.  

 Here’s a summary for this month’s edition: 

When to Focus Your Listing  

From 3rd January to 1st February 2021, we noticed property search activities are evenly distributed over  the weekdays, peaking on Sundays and Mondays with Sundays having the highest search volumes. 

Next, we examine what time of the day property seekers are most actively browsing property listings.  

Looking at below chart, you’ll notice 8pm – 11pm is the most popular time of the day among property seekers followed by 4pm – 7pm.  

Where to Focus Your Listing  

Here are the Top 10  Most Popular Areas searched by property seekers from 3rd January to 1st  February 2021. 

Shah Alam, Johor Bahru and Damansara holds strong demand being the Top 3 highest searched areas, followed by Iskandar Puteri and Subang Jaya. 

As for Penang and Johor regions, we see Johor Bahru, Iskandar Puteri and Timor Laut (Island) among the list of Top 10 Most Popular Areas – which translates to positive property purchase intent within these regions.

When to Focus Your Listings  

We looked at search volumes across the week between 1 December 2020 – 2 January 2021.   

Interestingly, search volume peaked on Tuesdays, followed by Wednesdays and Saturdays respectively. Sundays and Mondays recorded the lowest search volume, while Thursdays and Fridays showed medium level of search volume.  

This time around, 4PM-7PM happens to be the most popular time of the day with the highest number of property seekers, followed by 8PM to 11PM. 

Where to Focus Your Listings 

Now that you know what day and time to optimize your listings, let’s look at areas that attract the most search volume.

So, what’s in store for December?   

When to Focus Your Listings  

We looked at volume of searches made by property seekers during the different days of the week between 1st November – 1st December 2020.   

Interestingly, property search has gained significant increase on week days compared to weekends with Mondays as the clear winner with the highest traffic for property search in the month of November.  

Saturdays recorded the lowest number of searches during the same period, while all the other days except Mondays saw relatively balanced search volumes. 

As for most popular time of the day, 12PM-3PM remains as property seekers’ preferred time of the day with the highest search volumes followed by 8PM to 11PM.

Agent Partner Success Stories

We recently interviewed Kris from Dreamvest Realty to find out how she continues to successfully close deals despite the pandemic. In March this year, Kris started her career as a real estate agent in search of new opportunities.

Shortly after, the Malaysian government enforced Movement Control Order (MCO) nationwide on 18 March to prevent the spread of COVID-19. All agents including Kris were faced with a massive challenge – how to navigate property viewings and close deals despite the pandemic.

Undeterred, she quickly shifted from offline to online channels to continue engaging with her customers. During this time, Kris also spent much of her time learning new skills through webinars and training courses which focused on property trends and online marketing. 

Despite being new in the industry and faced with unexpected challenges, Kris’s proudest achievement is when she accomplished 13 closed deals in the month of May. Her advice to new agents is to give your best service to each customer and be willing to work hard, success will come to you.

Compared to the month of July, the numbers of new Covid-19 cases in Malaysia continues to rise to double digits in the month of August. With this change, one might wonder how this would impact property seekers’ behaviour?  

In our last issue on When and where to focus your listings in August, Monday recorded the highest number of searches and Selangor retains its title of being the most popular district for 2 continuous months.  

What would September’s results show? Let’s find out.  

When to focus your listings? 

Looking at property search data of PropertyGuru.com from 24 July to 20 August, Friday shows the highest number of searches.  

Thursday comes in second followed by Monday, Wednesday and Sunday. In contrast to the previous month, Saturday showed a decline in property search while Tuesday remained the lowest number of property search in the week. 

Now that we know property seekers are most active on Fridays, let’s look at which hours of the day property seekers are most engaged on our platform.   

Property seekers are most active during 8PM – 11PM, with 12PM – 3PM being not far behind. 

Where to focus your Listing? 

Based on our District search data from 24 July to 20 August 2020, Selangor remains number one, with Kuala Lumpur following in second position followed by Penang and Johor Bahru.

Starting this week, agent partners can active LiveTour in 2 simple steps.

Step 1: Go to My Listings on AgentNet web, you’ll notice “Is this listing available for “LiveTour? Yes I No“ displayed on each listing.

Step 2: Click on your preferred option to update LiveTour feature. 

Alternatively, you can update and/or change your pre-selected LiveTour option when you edit your listing. Select your preferred option on the “Available For LiveTour” field as below.

To update LiveTour feature for the first-time, “Available For LiveTour” field will appear at the top.

To change pre-selected LiveTour option, “Available For LiveTour” field will be displayed below Description field.

• DOC Scanner: This is a document scanner mobile application. Just take a photo of the document and save it as a JPEG or PDF file. You can also easily share these files with your clients via email or mobile chat applications.

In our previous article, we see that property demand remains on a positive upward trend, even in these uncertain times. During our recent Consumer Sentiment Report H2 2020, we asked Malaysians what impact has the current COVID-19 situation had on their property-related decision and 52% stated difficulty in viewing properties as their main deterrence. 

Virtual tours present a new alternative for property seekers to view properties within the safety and comforts of their homes. For you as an agent, virtual tours can help you save time and resources, so you can focus on other important aspects of your business.  

As we enter into the ‘new normal’ where virtual viewing is here to stay, here are some useful tips to help you conduct a virtual tour successfully.  

Choose Your Platform 

First, you need to have the right tools such as a smartphone camera or high-quality video camera. Next, you can choose to host a live virtual tour on online platforms, such as Facebook, Google Hangouts, Zoom and video call. The benefits of holding a live virtual tour is that it offers a closer to reality experience of the property and this makes buyers feel more confident about their decision.  

Alternatively, you can also prepare a video recording of the property and host it on platforms such as YouTube, Facebook, Instagram, Tik Tok, your business website or even your listing on PropertyGuru. However, there are pros and cons in showing pre-recorded property videos.

The upside is that you can edit the videos anytime and highlight new features of the property. On the flip side, because there is no real-time engagement with your clients, they are unable to ask any questions in the moment and might take longer to make their decisions.   

Promote Your Virtual Tour

Once you have selected a platform, you can then start planning and advertising these virtual tours so your clients know when they will happen and how they can view the property. Alternatively, you can also arrange virtual viewings with your clients one at a time.

Practice For Your Virtual Tour

Practice makes perfect, and this applies to virtual tours too. Go through a dry run so you can be more well-prepared in front of your clients. 

• Do a walkthrough to fully familiarise yourself with the layout of the property and identify safety hazards. This can also help you select specific features of the property to highlight.  
• Outline your talking points and practice what you’re going to present on camera. Have these talking points memorised.  
• Test your equipment, platform and connection beforehand. Have an assistant watch the virtual tour to ensure the sound, lighting and connection are working fine.  
• Know all the available properties for sale/rent within the same development/neighbourhood so you can be prepared to answer any questions your clients might have.  

Preparations On the Day

Here is a checklist of items to help you prepare for the viewing: 

• Arrive early for setup 
• Turn on all lights and open all doors  
• Start your virtual tour with the surroundings of the property  
• Introduce yourself to your clients and encourage them to ask questions via the comments or chat feature
• Give a general introduction of the property and its neighbourhood, then highlight its key features as you continue the viewing  

More Tips To Help You 

To support you even further, we have prepared additional suggestions for you: 

• Hold your camera horizontally to give your viewers a wider angle so they can see more of the property 
• Engage an assistant as your cameraman, so you can focus on introducing the property and taking down notes from your clients 
• If you are using a mobile phone, we recommend the front-facing camera for your introduction and switching to the rear-facing camera for the viewing 
• Have team members dial into the viewing to help answer questions or comments from viewers  

Post Virtual Tour

After the viewing is completed, you can conduct a live question and answer session with your viewers. Similarly, you can review the comments within the feed and answer questions on the spot. After which, you can separately follow-up with your viewers for their interest.

With more businesses reopening and property seekers highly engaged, you’ll want to be on top of your game and manage your listings more easily with Auto-Repost.  

Why Use The New Auto-Repost?

According to PropertyGuru Consumer Sentiment Study H1, 76% of Malaysians use property portals to get information on property buying or renting rather than social media, property agents or developers. Among the respondents, majority of Malaysians are looking to purchase new developments, this means property seekers are constantly on the lookout for fresh listings. 

Among Malaysians searching for resale properties, 63% would contact the agent with these listings. To keep your listings ranked high and get the exposure it deserves, Auto-Repost allows you to automatically repost your listings based on your preferred schedule – down to options of what day, time and frequency to automatically repost your listings. This gives you the assurance that your listings are always the first to be seen by property seekers and gives you a higher chance to get more leads.  

What’s New? 

We are renaming “Schedule repost” to “Auto-Repost” for better clarity. Look out for these Auto-Repost enhancements coming your way! 

Quicker, More Direct Access to Auto-Repost Listings 

You can now schedule Auto-Repost for your listing via “My Listings” page, right where your listing is. You no longer need to go to “My Bookings” page to do so, which will be removed.   

After setting up Auto-Repost, you can now view your Total Ad Credits Forecast and Ad Credits used to-date and manage your bookings all on one page.   

More Flexible Day and Time Selections 

With the new enhancements, you’re able to create more than 3 schedules in one Auto-Repost booking so all your listings can remain competitively ranked at all times. 

TIP: Our data shows Mondays having the highest number of visits in the week, followed by Tuesday and Wednesday. Of these days, property seekers are most active between 12pm-3pm and 8pm-11pm. Read more. 

Schedule your Auto-Reposts at timings with the highest volume of visits to maximise your investment!  

More Convenience for Multiple Listings 

With a few clicks on “My Listings” page, you can now setup Auto-Repost for multiple listings all at once by clicking the checkbox on the left side of your listings.

Besides the Auto-Repost feature, you can secure a high ranking in search results and give more exposure for your listings with Weekly Featured Listings. On PropertyGuru search results page, Weekly Featured Listings are ranked first followed by Spotlight listings, then regular listings.

Looking back on our earlier article When and Where to Focus Your Listings in June, we saw that Tuesday had the highest number of listing views and Selangor was the most popular district – so what’s next for July?  

When to Focus Your Listings?  

According to our platform data from 1 to 29 June 2020, Monday emerged #1 in search volume, similar to what we found in our previous research in April 2020.  

One interesting fact to note is that the other days of the week have started to pick up traction steadily, in particular for Wednesday, Thursday and Friday. In our last article for June, we recorded the lowest search volume on Friday.  

This new shift could be attributed to property seekers getting adjusted to the ‘new normal’ and being able to manage and allocate their time better during the work week.

The effects of this global pandemic on the property market is truly unprecedented. With many real estate agents worrying about how they can continue to survive in their careers – today we’re sharing tips from top agent leaders on  how you can thrive in COVID-19! 

To stay competitive, agent partners must first embrace this new normal and think of innovative ways to leverage on digital tools to continue engaging with customers. Aaron highlights that it is important to provide as much information to your clients to help them with their decision-making.  

For example, agents could share property buying tips, infographics on government updates, upload videos for virtual viewings and provide options for comparison to add value to property seekers. This would help instill greater confidence and enable customers to make better informed decisions.  

In turn, creating a positive experience and strong relationship with customers opens an avenue for prospective referral market. Aaron believes that referral market has a huge potential, especially during the Movement Control Order (MCO) period.  

“After the announcement of MCO, many agents were calling in to ask if the real estate industry will collapse. I like this period because team leaders came together to brainstorm on how to be innovative to adapt quickly to shift offline to online.” – Aaron Siow, Founder of IQI Elite Group. 

He encourages agents to build confidence and readiness to post videos on social media platforms including Youtube, Facebook, Instagram and Tik Tok to establish an online presence.

To succeed, Marcus believes agents should focus on Geographical Target Area (GTA) with high market demand and build a strong branding in those spaces. The next step is to diligently follow up on leads and continue to be trusted advisor to customers.     

As property seekers become increasingly reliant on searching for properties online, agents must quickly adapt to market changes by upgrading themselves with new tools and techniques through training and webinars.  

A key factor to successfully close deals is to build trust with your customers. Here are Marcus’s tips on how to build trust.

2. Always do business with honesty and integrity  
3. Take care of your customers’ interests and concerns
