Time really flies! We’re already moving into the last month of the quarter and as reflected in our Property Market Index Q1 2021, the market remains positive.
This is likely due to the low interest rates that allow for some property seekers to leverage on and drive their property aspirations forward.
Now, how can you leverage on this as well?
When to Focus Your Listings
In contrast to our February edition, it looks like property search behavior remains the same where consumer viewings are evenly distributed over the weekdays, peaking on Sundays and Mondays with Mondays having the highest search volumes.
Note: We heard feedback from some Agent Partners like you that you’d appreciate hourly breakdowns, so we’ve improved on the graph below! We hope you’ll benefit from it.
Looking at traffic on an hourly basis, you can now more effectively target your clients. It seems that activity begins at 8AM and starts to peak at 11AM and remains fairly consistent till 10PM – so you have 12 full hours of active search.
However, take note that 5PM-6PM experiences a slight lull – likely this is due to dinner time. After they’re done makan-ing, they’re immediately back and then hit the highest at 7-8PM.
Where to Focus Your Listings
Here are the Top 10 Most Popular Areas searched by property seekers from 1st February to 1st March 2021.
Similar to our previous article, Shah Alam, Johor Bahru and Damansara remains strong demand being the Top 3 highest searched areas, followed by Iskandar Puteri and Subang Jaya.
As for Johor region, we see Johor Bahru, Iskandar Puteri still remains among the list of Top 10 Most Popular Areas – which translates to positive property purchase intent within this region.
