88,000 Unsold Bumi Units in Johor

4 May 2017

The state government of Johor revealed plans to help developers sell unsold bumiputra lots, which include bungalows, factories, service apartments, shoplots and others, reported The Star.

This comes after bumiputra status units registered low take-up rate in Johor. In fact, the state has 88,000 unsold bumiputra units.

“One of the factors for this situation is the high property price leading to not many bumiputras being able to afford them,” said Johor Mentri Besar Datuk Seri Mohamed Khaled Nordin, adding that the government would work with developers to find a solution.

He noted that developers eyeing to change the bumiputra status to move the units would be charged a certain amount to do so.

“The charged amount will be utilised by the government to build other bumiputra-status properties in other areas, which is part of our strategy,” explained Mohamed Khaled at the ground breaking ceremony of Kampung Senibong and sixth general meeting of Koperasi Warisan Kampung Senibong Johor Baru Bhd.

At the event, Mohamed Khaled announced that around 100 Kampung Senibong villagers would be offered double-storey terrace homes, following the area’s redevelopment.

Construction works on the project’s first phase, which features 50 units, will start in October to be completed in 2018. The remaining units would be built upon completion of the first phase, he said.

Aside from this, some 210 flats would also be built under the second phase, with the units reserved for the children of the villagers.

To be developed by Iskandar Waterfront Holdings Sdn Bhd (IWH), each 1,400 sq ft house would be sold at RM25,000, said Mohamed Khaled.

“This project is in line with the redeveloping of the area as we do not want this village to get left behind in the state’s progressive development,” he said.

“Maybe in the future, after the project is completed, this village can be rebranded from Kampung Senibong to Taman Senibong.”

Another major drain of funds of State of Johore due to ineffective policies by political leaderd which may be based on biased considerations. Same may apply to other States and Federal level resulting in continuing losses which may have accumulated to billions of RM in the form of security maintenance and revenue losses.
