While Melati Ehsan (MEHB) has garnered a solid reputation over the years for its expertise in turnkey construction projects and management, it is the publicly-listed UEM that is best known to investors and homeowners throughout Malaysia.
As the flagship property firm for UEM Group Berhad — a wholly-owned entity of government investment fund Khazanah Nasional Berhad —the developer is renowned for award-winning, upscale high-rise residential and commercial developments spanning Malaysia’s central and southern regions.
The partnership is currently embarking on the first residential addition to one of the capital’s most ambitious townships, the 73-acre Kiara Bay.
In recognition of its success to date, Residensi AVA @ KIARA BAY, which is slated for completion in 2023, was recently named Best Waterfront Development at the PropertyGuru Asia Property Awards (Malaysia) 2020 virtual ceremony.
Poised alongside the masterplanned township’s 140-acre lake, the two-tower development aims to provide residents with a convenient, lifestyle-orientated home surrounded by high-end leisure facilities and natural attractions.
Onsite amenity highlights include a 50-metre infinity pool, badminton court and basketball court, as well as a yoga and Tai Chi deck. The 870 units, set across the 41-storey skyscrapers, range in size from 813 to 1,285 square feet.
“Minimalist aesthetics are designed to boldly contrast against the soft lines of the lakeside landscape at Residensi AVA @ KIARA BAY,” according to the judging panel. “Redefining a KL Metropolitan Park township, balance is beautifully created between relaxed leisure and active urban lifestyles.”
The project’s location has inevitably played a huge role in its popularity with buyers and impressive take-up rate to date. As part of the ever-developing Kiara Bay Township, which will continue to evolve over the next two decades, Residensi AVA @ KIARA BAY will be directly connected to a retail mall, office space, hotels, healthcare centres and education hubs.
Moreover, the township’s strategic venue next to the popular KL Metropolitan Park means connectivity with the city’s primary districts is a given. The Damansara-Puchong Expressway, North-South Expressway, Duta-Ulu Kelang Expressway and Jalan Kuching are all within easy reach.
The developer is also set to introduce two new interchanges, while two mass rapid transit stations, Kepong Baru and Jinjang, are scheduled to operate by 2021.
It is the second consecutive year that UEM Sunrise has been recognised by the Awards judging panel for a KL-based condo development.
In 2019, Residensi Solaris Parq received a Highly Commended accolade in the Best High End Condo (Klang Valley) category, while the firm’s sprawling 4,551-acre Gerbang Nusajaya township in Johor Bahru was awarded Highly Commended in Best Township (Iskandar).
UEM also took home a Special Recognition in Building Communities trophy.
Beyond the Malaysian borders, the developer has recently established a foothold in South Africa’s coastal city of Durban, where it has engaged in a joint venture to launch Durban Waterfront, an integrated development only moments from the harbour, in addition to a 92-storey mixed-use property in the heart of Melbourne’s central business district.
