Brezza One Residency is the first project in Klang Valley by Setia Awan Group, a Perak-based developer with a well-established presence in the state. Over the years, Setia Awan has expanded its market-driven projects in Melaka and Negeri Sembilan.

Brezza One Residency is located in the 22-acre Brezza Hill hillside enclave in Bukit Ampang Permai. Built for maximum tranquillity and serenity, the township is surrounded by natural greenery of the Bukit Ampang and Hulu Langat Forest Reserves, which is frequently visited for recreational activities.

So, residents would have the green forest reserve on one side, and the city on the other. One key selling point for Brezza One Residency is its location near the popular Ampang Lookout Point. This means that residents get to enjoy panoramic views of the Kuala Lumpur city skyline from an elevation of over 280m above sea level.

Block A and Block B (also named Alstonia and Bauhinia) were launched in Q4 2019, with take-up rates of 96% and 92% respectively. Block C and D, were launched in Q1 2021, with take-up rates of 55% and 76% respectively.

Analysis

Interested buyers are treated to panoramic view of the Kuala Lumpur city centre from the sales gallery, as the project is located in Bukit Ampang Permai. In online forums, there are mentions of the project being abandoned previously by another developer, before it was taken over by Setia Awan Group. The other concern is whether the development is too secluded.

While these are concerns from some, it didn’t seem to be an issue for many, as indicated by the take-up rate. Overall, it’s a low density project, with 660 units across 4 blocks. Units are not furnished, and do check with the sales agents on the available purchase package.
