Property Owners Urge Azmin to Look into Their Grouses

After waiting 13 years for the completion of their units, the owners of Astana Square in Taman Daya, Selayang has called on Selangor Menteri Besar Mohamed Azmin Ali to look into their grouses, reported Free Malaysia Today.

Notably, the project began its development in 2001, with completion set in 2003. While it was completed last year, the project featuring 16 shoplots and 160 service apartments has yet to receive its Certificate of Fitness (CF) from the Selayang Municipal Council.

“The developer delayed the project from 2003 until 2009. The issue was then dragged to court and the developer was declared bankrupt,” said Kepong Community Centre Head Yee Poh Ping, who is assisting the owners.

The property owners formed a committee in 2012 and brought the matter to court again.

A liquidator was appointed by the court in 2013 to revive the abandoned project, which was then 95 percent complete, said Yee.

For the project to be completed, the liquidator told the owners to pay between 10 to 15 percent of their unit’s cost.

“The owners paid the amount requested and the project was completed in 2015 pending the installing of the water, electricity and sewerage system.”

The owners, however, were surprised to receive a letter from the Gombak District Land Office in 2016 demanding them to pay the land premium amounting to RM10.2 million.

Yee noted that the land premium was included in the cost of purchase when the owners signed the sales and purchase agreement.

“How did the developer get the approval for the development order for the project, when they didn’t pay the land premium?”

He revealed that he had written letters to Azmin regarding the matter.

“The property owners are hoping that Azmin will look into their grouses. They want Azmin to waive the land premium and only then will they get their CF and be able to move in.”

The owners plan to hold a peaceful protest should they fail to get a response by end-January, said Yee.
