Solve Traffic Jams First Before Approving High-Rise Project

There are fears that an upcoming mixed-use development in Petaling Jaya’s Section 16 business area would aggravate the road congestion there, reported The Star.

The area is already notorious for its traffic jams during the evening rush hour. In fact, office workers in CP Tower and those in Phileo Damansara 1 & 2 are sometimes stuck in bumper-to-bumper traffic even before they drive out of their basement carparks.

The trapped automobiles even extend from Jalan 16/11 all the way to the Taman Tun Dr Ismail and Damansara junction, sometimes it is even farther.

According to Len Min Sen, Chairman of the Joint Management Body for Phileo Damansara 2, the frequent congestion along Jalan 16/11 should be resolved first before the authorities allow the construction of any new high-rise buildings in the area.

“Any new development will bring more traffic and worsen the already unbearable traffic situation. The roads here suffer from jams in the evening, and it is worse when it rains. The existing traffic after work hours is a great concern to all of us.”

The proposed project comprises a 34-storey block that contains 56 affordable homes, 66 SoHo units and 199 serviced apartments.

Aside from four storey villas, which will be operated as serviced apartments, the development will also feature one-storey commercial units at podium level and a three-storey carpark with business space.

Meanwhile, a person who operates a business in Phileo Damansara 2 is calling on Petaling Jaya Municipal Council (MBPJ) to conduct a traffic impact study covering the entire residential and business area of Section 16, before it approves the new development.

MBPJ should also disclose the findings of the research to the area’s residents and business owners, then introduce measures to improve the traffic situation, said Zainal Abidin Othman, Managing Director of SMEC (M) Sdn Bhd.

“It is obvious that the traffic flow in the area will deteriorate from the onset of construction to completion of the proposed project if MBPJ is not pro-active in managing and addressing the situation,” he added.

Traffic jams may be perceived to create opportunities for allowances and corruption so may be this is one of the reasons why traffic jams may be 'encouraged' and related problems not solved. Empty buses run along main roads as in Jln Kelang Lama but as SPAD experts may not be recommending frequent feeder services between housing areas such as OUG-TMN DESA-HAPPY GDN, residents have no choice but to take cars and jam up JKL. Now KTMB may have joined for this as its Komuter services are at 45 min intervals with regular cancellations. KTMB Komuter used to be every 7.5 minutes intervals upto 9.30 am and then every 15 min in 1984. :IS THIS ISPROGRESS?
