Johor Housing and Rural Development Committee Chairman Dzulkefly Ahmad said the new state government will continue to implement its predecessor’s “Jauhar Prihatin” rent-to-own housing scheme, but they will further enhance it, reported The Star.
At present, there are 13,882 houses made available for this scheme. “Johor State Secretary’s Office (SSI) Housing Department is monitoring 8,459 units, while 5,423 units are being monitored by Generasi Takzim Sdn Bhd.”
“SSI housing department will also update on the number of houses allocated for the programme in accordance with the Pakatan Harapan (PH) manifesto,” he noted.
He said this in response to queries from Stulang Assemblyman Andrew Chen Kah Eng and Benut Assemblyman Datuk Hasni Mohammad during the state assembly held in Bangunan Sultan Ismail, Kota Iskandar.
Dzulkefly revealed that in the state government’s budget last year, RM20 million was earmarked for acquiring residential developments to be used for the rent-to-own housing scheme.
“In the 2018 state budget presentation, another RM30 million was allocated for the programme,” he explained, adding that the rent-to-own scheme is intended for Johor residents who are unable to pay the deposit or secure a loan to buy a home.
Through the Jauhar Prihatin scheme, families can rent a flat for up to five years, then purchase the property later, with a portion of the rent paid set aside as payment for buying the house.
“Part of the buyer’s monthly rental would be kept aside as savings that they can either take back upon expiry of the lease or use as down payment for the house if they decide to buy it.”
“Sale and purchase agreement will be offered at the end of the lease and if they choose to buy the house, they have to pay the remaining cost of the house,” he noted.
However, the tenants are not allowed to sublet the house to any third party, particularly foreigners. Otherwise, they will be punished. For instance, they could be evicted or disqualified from buying the house.
