Setia EcoHill 2 is a project set to be developed in the township of Semenyih. It follows the success of Seta EcoHill by SP Setia Group, one of Malaysia’s most prominent developers.
Incorporated in 1974 as a construction company, SP Setia Group has since remodelled their main business into property development in 1996. The Pusat Bandar Puchong township that spans 700 acres was their first project. They’ve since then proven themselves as a developer of choice through portfolios like Setia Alam, Setia EcoHill, Bukit Indah Johor, and Setia Eco Park to name a few.

Needless to say, this developer has won so many awards that some are even labelling them as a ‘Must BBB (Buy, buy, buy!)’ developer. Of the awards and recognitions they’ve accumulated over the years include winning the FIABCI Prix d’ Excellence Awards for seven times, the FIABCI Malaysia Property Awards for nine times, the Aon Hewitt Best Employers Award for four times, and the BCA Green Mark Awards for four times.
The first phase of Setia EcoHill 2 was just recently launched, and is now open for registration. Called the Springfield Residences, it features a mix of terraced houses and semi-d homes that has a gross development value of RM228 million.
There will be 258 2-storey terraced houses up for grab in three different designs, namely Alexus at 1,859 sq ft, Banyas at 1,909 sq ft, and Clarus with built-ups between 2,155 to 2,148 sq ft. The linked Semi-Ds is named Everna and has a built-up of 2,028 sq ft coming in at 96 units.
Priced between RM553,000 and RM668,000, Setia EcoHill 2 homes are expected to be completed in 2018.

Setia EcoHill 2: An overview.
The first phase to Setia EcoHill 2 township is the Springfield Residences that was launched in June 2016 and has a GDV of RM228 million. This phase spans 180 acres of land, comprising of 258 2-storey terraced homes and 96 2-storey linked semi-D houses.
There’s expected to be 18 phases in total over the next 10 years for the development of Setia EcoHill 2 that will span more than 1000 acres with a dedicated 80 acres worth of green.
There are three different designs for the terrace homes namely Alexus at 1,859 sq ft with a lot size of 20’x65’, Banyas at 1,909 sq ft and a lot size of 20’x70’, and Clarus with built-ups between 2,155 to 2,148 sq ft with a lot size of 22’x70’. Alexus and Banyas will spot four rooms and three bathrooms, while Clarus will have 4+1 rooms and four bathrooms.
The semi-D Everna spots four rooms and four bathrooms, coming at 2,028 sq ft and a lot size of 32’x60’. The homes are launched with prices from RM553,000 to RM668,000.
To ensure future residents get to benefit from the best of nature, a 20 kilometres bicycle track and eight themed gardens will also be included in the development.
Interesting to note that SP Setia even salvaged more than 10,000 trees from the original site to be replanted in the township, and has even approached the Malaysia Nature Society for advice on preserving them.
And to promote a balanced lifestyle between nature and modern-day needs, there’s even going to be a 350,000 square feet clubhouse dubbed 3600 that houses an Olympic size swimming pool, fully-equipped gym, wet and dry parks for the children, a futsal court, steam and sauna rooms, badminton and basketball courts, a lawn where functions can be held, and even a rooftop dining area that gives yes, a 360 degree view of Setia EcoHill since it will be located in the ‘Highlands’ part of the township.
To experience the ‘Wetlands’ and ‘Woodlands’ parts of the township, residents will get to enjoy the likes of a tropical fish pond, bird-watching stations, and a wildlife sanctuary in South Creek, one of the eight thematic gardens and parks planned within Setia EcoHill 2. The Adventure Hill Park measuring at 18 acres provides hiking trails and mountain biking paths complete with pit-stops, resting hubs, and camping grounds.
And again to ensure the perfect balance of nature and urban lifestyle, there’s going to be plenty of commercial phases in the township as well.

Semenyih: Hide and seek?
Nobody knows how Semenyih got its name, but rumour has it that it’s a Negeri Sembilan dialect bearing the meaning “hidden”.
And though in the past the meaning suits Semenyih well, now perhaps not so, evident from the many residential property and township developments by various developers in the area like Bandar Sunway Semenyih by Sunway Group, Diamond City by Country Garden, Broga Villa by I&P, and of course, Setia EcoHill by SP Setia Berhad. So if the neighbouring Bandar Baru Bangi and Kajang can make it nowadays, why not Semenyih?
Thanks to new highways like the Kajang-Seremban Highway (LEKAS) and Kajang SILK Highway, Semenyih is now becoming more accessible, resulting in population growth in the area from 15,100 people in 1991 to more than 45,000 in 2000.
Plus, for the convenience of Setia EcoHill and Setia EcoHill 2 residents, the developer has even built a LEKAS-Ecohill Link, directly linking the LEKAS Highway to the townships. It costs RM80 million and took 18 months to complete, commencing usage since April 2016.
The geography of this area is such that it’s quite hilly. Ever been to Bukit Broga? Most amateur climbers would have and guess what, it’s literally right next to Semenyih. Then there’s Bukit Arang, bearing the highest peak in the vicinity at 560 metres high. Nature is definitely in abundance here.
The amenities admittedly is not that great, but not too bad either. One would be surprised to find the Malaysian campus of the University of Nottingham there in Semenyih, just around 15 kilometres away from where Setia EcoHill 2 is located. There’s even an international school there called Kolej Tuanku Ja’afar, less than 5 kilometres away. Plus, in the neighbouring Bandar Baru Bangi, there’s the likes of Universiti Kebangsaan Malaysia (UKM) and German Malaysian Institute.
Health-wise, the nearest would be KPJ Kajang Specialist Hospital and Hospital Kajang, both located around 30 kilometres away from where Setia EcoHill 2 is. There is however Klinik Kesihatan Semenyih 10 kilometres away though.
On the bright side, from the masterplan, the developer has allocated huge plots all over for schools, mosque, and future commercial developments so let’s hope for an adequate shopping mall at least to be included as well. Before that happens, residents of Setia EcoHill 2 will just have to make do with the surrounding retails in the existing commercial shop lots.
Question now is: Is Semenyih what you’re looking for in this part of Klang Valley?

Setia EcoHill 2: An assessment.
Located next to Setia EcoHill 2 is Eco Majestic by EcoWorld. The first phase to the township is a terrace home called Cradleton. Let’s compare these two projects by two giant developers to see how big a risk did both take with their earliest launch in Semenyih.

Some points to consider though is that the Springfield Residences @ Setia EcoHill 2 isn’t exactly SP Setia’s first foray in the township of Semenyih; there’s Setia EcoHill hence they must have known what they were doing. The Cradleton however is EcoWorld’s first project in this area. Both are priced rather competitively close with both having their own unique offerings. What’s your take?

Setia EcoHill 2: The verdict.
Guess Semenyih is done playing ‘Hide & Seek’, and is now emerging to put itself as one of the major competitor for new rising townships in Klang Valley. Semenyih makes up for its lack of amenities with plenty of serene nature escapes, a different approach altogether than other townships that boast of modern-day conveniences.
Then again, not everyone is into the hustle and bustle of city life right? As long as we’re not talking cavemen-seclusion here, a sanctuary for peace and quiet can be just as appealing.
The products are good but that’s to be expected of SP Setia. So if you’re looking for homes close to nature, one you can own for a very long time, then Setia EcoHill 2 may just be the right one for you.
