Project Details
Central Residence by Yuk Tung Group is located in Sungai Besi, and it offers SOHO units and serviced apartments, with a few commercial lots. With a gross development value (GDV) of RM400 million, this triangular-shaped development sits on a 4.16-acre piece of freehold land.
The development was launched in 3 phases, starting with Central SOHO, followed by serviced apartment blocks The Court, and finally, The Centrina.
Central SOHO has a total of 526 units with built-ups from 565 sq ft to 876 sq ft. Most of these SOHO units feature semi-detached layouts, giving these units individual private corners.
Central SOHO also houses shoplots on the ground floor, 9 units of 3-storey offices from the Lower Ground level to level 2, while the SOHO units occupy levels 6 to 27.
Meanwhile, The Court is also a 27-storey block offering 365 units of serviced apartments, ranging from 845 sq ft to 1,122 sq ft. Lastly, The Centrina has the lowest density with only 168 units, with built-ups from 782 sq ft to 1,132 sq ft.
The Centrina has a unique layout whereby all the units face inwards. As such, its residents get to enjoy the views of the resort-like facilities in the heart of the complex.
The building façade is stylishly contemporary with tall glass windows throughout while in subtle contrast, every 4th floor features pocket sky gardens with double-volume ceiling height.
The tall glass windows not only allow in lots of ambient light but paired with the high ceilings, it adds to the grandeur of the semi-furnished units.
The developer provided air-conditioning units in the rooms and living hall, kitchen cabinet with hood and hob, vanity top, water heater, ceiling fans and plastered ceiling.
Facilities at Central Residence are extensive and lavish. Apart from the standard amenities, it boasts of a yacht-shaped recreational deck, swimming pool with waterfall, floating cabanas, rooftop gardens and lush green landscaping.
Central SOHO has a rooftop lap swimming pool, while the serviced apartments have a glass-lined gym, indoor pool and children’s play area and amphitheatre.
As Central Residence also houses several retail units, residents can enjoy the benefits of having restaurants and convenience stores pretty much at their doorstep.
Central Residence is GBI (Green Building Index) compliant, while the developer is ISO 9001:9008 certified.

Location
Central Residence is strategically located to the south of Kuala Lumpur in Sungai Besi, adjacent to the Kuchai Lama area. While there are no major retail or commercial areas extremely close by, it is centrally connected and easily accessible to other parts of the Klang Valley and Greater Kuala Lumpur.
Sitting in between 2 major expressways, Central Residence links up to major highways such as the Sungai Besi Expressway, Kuala Lumpur-Putrajaya Expressway, and Kuala Lumpur-Seremban Highway.
It is a short drive to and from the KL city centre via the SMART Tunnel, and also to Mid Valley City via various routes. It is a close drive to developed townships such as Kuchai Lama, Taman OUG, Sri Petaling, Taman Desa, and Cheras, where amenities and eateries are aplenty.
Public transportation available includes the Bandar Tasik Selatan LRT Station (SP15) and Sungai Besi LRT Station (SP16) on the Sri Petaling line. The latter is also the interchange station for the Sungai Besi MRT Station (SSP25). The Terminal Bersepadu Selatan (TBS) express bus terminal in Bandar Tasik Selatan is a mere 2.4km away and for the convenience of the residents, Central Residence also provides a shuttle bus service to TBS and drop-offs in the city centre.

Analysis
Central Residence is developed by multiple award-winning developer Yuk Tung Group, and its lavish lifestyle offering gathered the interest of many. Central SOHO, in particular, had a good take-up rate of up to 85% in less than a year from its launch.
The bulk of the purchasers were young professionals between 35 and 45 years old, who charmed by the combination of opulence and proximity to various areas in the Klang Valley and Greater Kuala Lumpur.
The location of Central Residence per se, while strategic, can be a major concern for some. Firstly, it should be noted that the Central SOHO block is located next to the Sungai Besi Expressway, while The Centrina is next to the Kuala Lumpur-Seremban Expressway.
While these days it is not uncommon for residential projects to be built next to or close to busy motorways, traffic noise and pollution can be a dampening factor.
Secondly, the Central SOHO block also overlooks a large Chinese cemetery which can be a major turn-off for superstitious buyers. Plotted in a triangle, units facing inwards will ultimately be facing other units in the neighbouring blocks. Again this is not uncommon but may be a bother for some.
A handful of owners have alternatively put units up for short term rental. Central Residence is popular for short-term stays, due to the relatively lower rates as compared to hotels in the city centre.
While it may not be right in the heart of Kuala Lumpur, the location is close and convenient enough to the city centre, as well as to other popular retail and commercial areas such as the Mid Valley City. Currently, an 800 sq ft unit with 2 bedrooms and 2 bathrooms can be rented for RM192 per night, as listed on a hotel booking website.

Summary
Developer Yuk Tung Group is no stranger to prestigious property awards having bagged a handful for its many projects over the years.
Featuring its lush lifestyle living concept coupled stunning architecture and amenities it is not surprising that Central Residence managed to win several notable awards. What is more impressive is that Central Residence won consecutively for 3 years with the launch of each phase.
While the overall location of Central Residence is good due to its connectivity and accessibility, the fact that it is sitting in between two major highways and its proximity to a cemetery may be a trade-off consideration.
Also, subsequent to its completion, a few other upscale condominiums and serviced residences have been launched in the nearby vicinity giving more options to potential buy and rent seeker pursuing the Sungai Besi area.
A check on PropertyGuru.com.my indicates an asking price of RM550,000 for an unfurnished 3 bedroom 2 bathroom unit measuring 1,089 sq ft while asking rental for a similar-sized furnished unit is at RM1,800 per month.
Here are estimated loan figures for a Central Residence unit priced at RM550,000.

- Loan amount: RM495,000
- Loan term: 30 years
