Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
The Leafz @ Sungai Besi, also known as The Leafz, is a green-rated development by Exsim Development Sdn Bhd. With elegant linear and vertical green landscaping, coupled with well-thought-of architecture, The Leafz is aesthetically pleasing.
This high-rise serviced residence offers quality living with creative common spaces and contemporary facilities to meet the needs of discerning dwellers. The Leafz provides luxury and comfort while being close to the city.
Backed by a renowned developer, The Leafz was very much sought after and it garnered high interest and demand even before its official launch. The development also takes pride as the recipient of 2 notable landscape awards.
The Leafz merges green technology and art to create a serene and healthy environment for its residents. Living green skin on the walls and green garden on the roof helps regulate temperature and humidity for cooler surroundings.
The Leafz applies the use of longer lifespan LED and solar panels, rainwater harvesting system, and water retention system that preserves its soil from turning dry and infertile.
The Leafz follows the success of the developer’s debut residential development – The Treez, a mixed residential development in Bukit Jalil.

Project Details
The Leafz is a high-rise serviced residence that was launched in 2012 and was completed in 2015. It has a gross development value (GDV) of RM330 million, and it spreads over 3.3 acres of freehold land in Taman Salak Selatan. It is located close to the Sungai Besi area, and the development consists of 3 towers, standing at 28 storeys high.
The eye-catching architecture features lots of glass and linear lines, softened with pockets of green foliage. Befitting its namesake, walkways, decks and common areas are landscaped and adorned with plants and trees.
The Leafz’s rooftop features an infinity pool, glass-clad sky gymnasium perched above the pool, jacuzzi, and spacious pavilions to chill and unwind. The views from the top are breathtaking, as the development enjoys unobstructed views of Kuala Lumpur city centre or Bukit Jalil. The development also has a grand lobby, hanging gardens, sky lounge, and open decks.
The developer also implemented green initiatives such as rainwater harvesting, soil preservation water retention system, and the usage of solar panel and LED lightings in the development.
The abundance of plants and foliage throughout the building also helps regulate heat, keeps the surroundings cooler and optimises oxygen flow. Collectively, these contribute towards greener living at The Leafz.
The built-ups range from 750 sq ft for a 1-bedroom unit to 1,430 sq ft for a 3-bedroom unit. Type B units feature dual-level designs, while the larger Type D2 units have extended L-shaped balconies. The minimal use of doors and walls in the units allow more flexibility to customise the space, while wide frameless window panels allow the natural flow of ambient light and good ventilation.

Location
The Leafz is located in the Sungai Besi area, in the south of Kuala Lumpur. It is perched between 2 major expressways – Sungai Besi Expressway (BESRAYA), and Maju Expressway (MEX).
It is also connected to other parts of the Klang Valley and Greater Kuala Lumpur via the aforementioned expressways, the SMART Tunnel, the New Pantai Expressway (NPE), and Jalan Kuchai Lama.
Being in Taman Salak Selatan, there are eateries, public amenities and even a morning market, all within a short walking distance, while other mature and developed townships such as Desa Petaling, Kuchai Lama, Taman Desa, Taman OUG, and Sri Petaling are a short drive away. Kuala Lumpur City Centre (KLCC) and Mid Valley City are also not too far away, easily accessible via a variety of routes.
For public transportation, the Sungai Besi LRT station on the Sri Petaling line, and the Sungai Besi MRT station are less than 5km away, both at the same location. The Kuchai Lama MRT station which is currently under construction and due for completion in 2023, will be a new alternative stop to look forward to.

Analysis
Exsim Development Sdn Bhd prides itself in building functional and innovative living spaces while employing green initiatives to promote environmental sustainability and conservation.
Evident from its first residential development, The Treez, which was awarded ‘First Green Residential Building’ in southern Kuala Lumpur, the group has continued to incorporate similar environmental conscious efforts in all its subsequent developments, including The Leafz.
The appreciation for its quality delivery is apparent as the project received a good response, with 95 per cent sales in the first 3 months. Buyers comprised mostly of young professionals who seek a dwelling place that is close enough to the city, without having to pay a premium price.
While The Leafz’s location is not very close to any major retail or commercial areas, it is well connected and easily accessible to mature areas and other parts of the Klang Valley and Greater Kuala Lumpur. As it is located off a major expressway, there are concerns regarding the noise and pollution level at The Leafz.
Other qualms include the fact that The Leafz is located next to a rather old and shanty area, and access to the project requires passing through these neighbourhoods. Nevertheless, these appear to be quite common predicaments with the scramble for limited space in areas closer to the city.

The Leafz is a stand-out establishment in the south of Kuala Lumpur. Its Green Building Index (GBI) accreditation, and green landscaping from the base level all the way to the rooftop, are efforts worthy of mention. Although with high-density of 643 units, the development has catered for adequate common space and facilities to accommodate the various needs of its residents.
