The two-storey framework of the Mutiara Ria low-cost flats in Bandar Jelutong, Penang will be torn down after authorities found out that substandard materials were used in the construction.
“We tested the structures and found failures in some parts,” said Samrulzaman K. Mohideen, CEO of developer JKP Sdn Bhd.
Construction began in April 2015 and the project was supposed to be ready last August, but only the two-storey framework was completed so far.
He said the framework will be demolished within two to three months, and it will take another two years to rebuild and complete the development based on specifications. Hence, Samrulzaman urged home buyers to be patient as they cannot compromise on safety.
Upon completion, the 17-storey project will consist of 192 Class A low-cost homes spanning 600 sq ft and a similar number of Class B low-medium cost houses measuring 700 sq ft.
Samrulzaman revealed that JKP is also mulling to tear down the adjacent Mutiara Rini block. The 24-storey project comes with 382 Class C medium-cost units spanning 900sq ft, and construction has already reached the 15th level.
“Mutiara Rini is constructed by a different contractor but they used the same materials. We are waiting for a report before deciding to demolish it or not.”
Mutiara Ria and Mutiara Rini have a combined gross development value of RM120 million.
Both projects were approved in May 2006 as the continuation of the first phase of Kampung Pisang Awak project, which aims to provide houses to squatters. They are located on a 22,509 sq m land owned by State Secretary Incorporated (SSI).
Chief Minister Lim Guan Eng, who visited the construct site recently, said he supports JKP’s action to ensure the safety of future residents.
