NILAI, 25th February 2018 – Followed by the overwhelming responses from the launch of Youth City Tower A & B in July 2017, GD Pavilion Sdn Bhd has officially launched the final 2 blocks of serviced apartments in Youth City.

Youth City, the first phase of a 50-acre multifaceted development known as Vision City, offers more than 40 unique facilities across 4 towers. Upon completion, the RM 1.3 billion development will offer 3123 units with built-up of 460 sq. ft (Studio) to 1008 sq.ft (3+1 Bedroom).

“Despite the sluggish real estate nationwide for the past 3 years, we are so glad to have received positive and overwhelming responses from the public for our projects. Many were attracted to the uniqueness and affordability of our projects, the strategic location which is at the town center of Nilai and proximity to the KLIA, Putrajaya and Cyberjaya and easily accessible via 6 completed highways,” says GD Group Managing Director Huan Woon Han.

Huan thinks the selling prices in Youth City are reasonable and affordable, though the demand for high-rise development is neither here nor there at the current real estate situation. He believes the affordable housing will still be the main segment that the buyers are looking at because they want to own a house of their choice within their financial capabilities. He urged home buyers particularly the youth segment to buy now if they have the financial resources because property prices are unlikely to go down due to the scarcity and the increasing cost of land, building materials and labour costs, as well as inflation.

According to the developer, Youth City’s unit selling price starts at RM232, 000.00 and all units come with the Japanese high technology bathrooms known as the Syswo Modular Bathroom System. The modular toilets come in sets, each of which includes bathrooms walls, roof, floor, all internal fittings, external water fittings and electricity circuits. The toilets use airplane wall fibre material, which is near unbreakable and does not retain moisture, ensuring that the bathroom surfaces and the flooring always remain dry. This will help to resolve the common leaking problem and washroom hygiene of high rise living. The development will also offer 150,000 sq ft clubhouse and 4 themed rooftops facilities including 6 swimming pools and many sports and lifestyle facilities.

Vision City, which is poised to be the ‘Frontier of the Malaysia Vision Valley’ with an estimated GDV of over RM10 Billion, will keep the company busy for the next 8 to 10 years. The location is strategically situated on a 50 acres of freehold land right in the heart of Nilai and the whole development concept had been endorsed and strongly supported by the Nilai Municipal Council and the State Government of Negeri Sembilan.

“With the great G to G relationship between Malaysia and China specifically riding on the various initiatives of the Belt and Road, we schedule to launch our phase 2 – approximately 550,000 sq ft shopping mall and some hotel suites by 3rd quarter of 2018. The concept of the mall will mirror that of Shenzhen’s miniature world. The plan is to create a miniature Malaysia, bringing together the multi-culture, food and traditional art of different states of Malaysia in one place. This will definitely be the pulling force, to attract people to come and set to be the “first stop and last destination” for the tourists,” Huan says.

“We aim to build more affordable homes in Nilai due to its growing affluent population and the influx of students and expatriates as a result of emergence of Nilai as an Education hub over the last few years. Residensi Lili is our first signature affordable home project which we have sold more than 80% of the launched units and scheduled to complete by Jun 2019. The four blocks of serviced apartments in Youth City will start its construction by early March this year and it will take up to 4 years to be completed. However, we aim to complete it within 40 months because that would make our buyers very happy as they can move in sooner and enjoy the various lifestyle facilities,” Huan says.

In recognition of the impressive sales of first 2 towers of Youth City where more than 1000 units had been confirmed sold within 4 months, Huan expressed his sincere appreciation to the sales agencies, namely GS Realty Sdn Bhd and Synergiem Bhd and also the Nilai local City council and the State Government in fast-tracking several critical approvals. He also thanks the consortium of bankers for their strong support and confidence in providing the End Financing lines for the project to their buyers.

“Notwithstanding the current pessimism on the property market and the worldwide economy, we remain positive and will continue to build more affordable homes in Nilai as we can visualize the huge potential here. Nilai is now an education hub and the student population can easily support the market. Our land banks in Nilai will keep us busy for at least 10 years. Besides Nilai, the group has also recently acquired several parcel of development land in Kundang and Port Dickson for various development projects, as part of our ambitious 3 year business plan.” said by Huan.

GD has grown leaps and bounds for the last few years and they set to be one of the top 20 developers in Malaysia by 2020.
