Despite the challenging market environment, Orando Holdings Sdn Bhd remains optimistic of Laville Kuala Lumpur’s prospect as the mixed development project in Cheras promises to offer conveniences.
Located next to Aeon Taman Maluri, near two MRT stations – namely Cochrane and Maluri – Laville Kuala Lumpur is what will be known as a transport oriented development (TOD).
“This means convenience, both in terms of retail malls and public rail transport,” said Managing director Datuk Eng Wei Chun.
“TOD developments offer conveniences to residents, particularly in terms of time management.”
Notably, Aeon Taman Maluri offers residents of the development with their day-to-day amenities, while the MRT stations provide easy access to other parts of the Klang Valley area.
Aside from this, Laville Kuala Lumpur is also less than 5km away from two major mixed integrated developments – Bousted’s MyTown and Sunway group’s Velocity. IKEA Cheras is also within close proximity.
With the Laville Kuala Lumpur project, the company is selling a concept, a location and a lifestyle, said Eng.
Nestled on a four-acre site, Laville Kuala Lumpur will feature 35 units of two-storey retail units, 1,200 serviced apartment units and around 2,000 car park spaces. The developments come in varying heights of 49-storey, 45-storey and 39-storey blocks.
He noted that the project’s surrounding amenities, location and conveniences are its huge selling points.
In fact, 250 units of Block A1 and A2 have already received interest from buyers, most of which are Malaysians.
Other interested buyers are from Hong Kong, Taiwan and China, said Eng.
Laville is set for launch by mid-December, while the two remaining blocks are expected to be launched by next year.
Unit sizes at the development range between 750 sq ft and 1,100 sq ft, while prices start from RM868 per sq ft.
The project is slated for completion by 2020.
